Salary Level 9 ($141,417 - $151,521) + 17% Superannuation and Flexible Working Arrangements
Based at the Melbourne CBD campus, and hybrid ways of working

RMIT is evolving its Minor Works function to provide a simpler, more transparent and customer-focused approach to campus improvements, relocations, refurbishment projects and user-funded works. Sitting at the intersection of facilities service delivery and capital project delivery, the function plays a critical role in ensuring requests are directed through the most appropriate delivery pathway, with governance, risk management and oversight proportionate to complexity. As the Senior Minor Works Manager, you will lead the evolution and ongoing operation of this service. You will be responsible for shaping service standards, governance frameworks, delivery pathways and team capability while improving the experience of stakeholders across one of Australia's largest and most diverse university property portfolios. This is a rare opportunity to build and lead a highly valued service, influence how projects and requests are managed across the University, and make a lasting impact on the delivery of campus improvements at RMIT.

About You

You are a strategic and customer-focused leader with experience in property, facilities, capital works or infrastructure environments. You understand both service delivery and project delivery and can confidently navigate the interface between the two. You have a strong appreciation of the project lifecycle, from scope definition and planning through to delivery and handover, and understand the governance, risks and decision-making considerations associated with construction and infrastructure projects.

You thrive in environments where demand exceeds capacity, priorities compete and decisions matter. You are comfortable balancing stakeholder expectations, service/works performance, financial constraints and organisational priorities to deliver practical outcomes that improve the built environment.

You bring strong commercial and financial acumen, coupled with a proven ability to lead teams, manage competing demand and drive continuous improvement. You enjoy simplifying processes, using data to inform decisions and creating services that are easy for customers to access and navigate.

Most importantly, you are a collaborative and pragmatic leader who enjoys creating structure from complexity, building capability and influencing stakeholders to achieve better outcomes.

To be successful in this position, you’ll have as a minimum:

Demonstrated experience leading a high volume service or operational function in a complex organisation
Strong understanding of the distinction between service delivery and project delivery, with ability to apply governance proportionate to risk and complexity
Proven ability to manage competing demand, prioritisation and stakeholder expectations in a constrained environment
Significant experience in financial oversight, including budgeting, cost control and understanding of capitalisation principles
Demonstrated capability to lead and develop teams, balancing service delivery performance and capability uplift
Highly developed stakeholder engagement, negotiation and communication skills
Demonstrated experience designing, leading or transforming customer-focused operational services, including the establishment of service standards, governance and performance frameworks.
Strong analytical and problem solving skills, with the ability to interpret data and drive continuous improvement
Demonstrated experience operating in roles requiring high levels of judgement, autonomy and decision making in complex organisational environments
Proven ability to influence cross organisational stakeholders and drive behavioural change, particularly in relation to service design, prioritisation and governance
Knowledge of property, construction, facilities or infrastructure environments highly desirable

About the Portfolio

Property Services has approximately 75 staff and has responsibility for the operation, maintenance, utilisation and enhancement of buildings owned and leased by RMIT University. Property Services oversees construction projects and ensures the provision of physical facilities services. The Group has an operating budget in excess of $75m and current capital projects are significant. RMIT's built environment involves approximately 124 buildings spread across all of RMIT's campuses and sites. The capital stock of the University is diverse and valued at approximately $2 billion and includes heritage and other classifications.
