Verticali is a specialist Owners Corporation (OC) management firm based in Melbourne. We manage a diverse portfolio of residential and mixed-use strata buildings across metropolitan Melbourne, delivering professional OC administration, financial management, and building maintenance services on behalf of our clients.
A significant and growing part of our work involves managing complex building projects across our portfolio — from structural and facade rectification to lift upgrades, fire safety compliance works, and major common area refurbishments. We are now seeking an experienced Construction Project Manager to lead this function and take full ownership of all major building works across the Verticali portfolio.
The Role
Reporting to the Operations Manager, the Construction Project Manager will be responsible for the end-to-end management of construction, rectification, remediation, and capital works projects across our managed building portfolio. You will concurrently manage multiple projects across different buildings and client groups, working closely with OC committees, building owners, contractors, engineers, building surveyors, and regulatory authorities.
This is a specialist senior role requiring deep knowledge of the Australian construction industry, Victorian building legislation, and construction contract administration.
Key Responsibilities
Project Planning and Delivery
- Plan, coordinate, and deliver construction, rectification, remediation, and capital works projects from scope definition through to practical completion.
- Develop and manage detailed project programmes including contractor scheduling, inspection milestones, regulatory approvals, and handover activities.
- Manage multiple concurrent projects across geographically dispersed sites, ensuring on-time and on-budget delivery.
- Conduct regular site inspections to monitor progress, quality of workmanship, and safety compliance.
Contractor and Consultant Procurement
- Manage end-to-end procurement including preparation of tender documentation, evaluation of submissions, and contract award recommendations.
- Source, appoint, and manage contractors, specialist subcontractors, and independent consultants (structural engineers, building surveyors, waterproofing specialists, fire engineers).
- Negotiate contract terms, pricing, and programme obligations with contractors and consultants.
- Assess and maintain a current approved contractor register including licensing, insurance, and OH&S compliance verification.
Contract Administration
- Administer construction contracts including assessment and certification of progress claims, variations, and extension of time claims.
- Issue site instructions and notices to contractors to manage scope, programme, and quality outcomes.
- Maintain comprehensive project records including contract correspondence, site inspection reports, progress photographs, and defect registers.
Stakeholder and Client Management
- Serve as the primary contact for OC committees, lot owners, building managers, and residents on all building works matters.
- Prepare project briefings, progress reports, and budget updates for OC committees and general meetings.
- Liaise with local councils, building surveyors, and regulatory authorities to obtain required permits and approvals.
Budget and Cost Management
- Prepare project cost estimates, feasibility assessments, and capital works budget recommendations.
- Monitor project expenditure against approved budgets, managing contingencies, variations, and unforeseen works.
- Review and certify contractor invoices and progress claims for accuracy and contract compliance.
Compliance and Safety
- Ensure all works comply with the National Construction Code, relevant Australian Standards, and Victorian legislation including the Building Act 1993 and the Owners Corporations Act 2006.
- Oversee contractor OH&S compliance under the Occupational Health and Safety Act 2004 (Vic), including review of SWMS and site safety plans.
- Manage quality assurance processes including hold point inspections and independent building surveyor oversight.
Defect and Rectification Management
- Assess and triage reported building defects across the portfolio including structural, facade, waterproofing, fire, and building services issues.
- Engage specialist consultants to prepare defect reports and rectification specifications.
- Manage warranty and statutory defect claims against builders and developers under domestic building legislation.
- Coordinate emergency works including urgent structural repairs and insurance-related restoration.
- About You
- Tertiary qualification in Construction Management, Building, Engineering, or a related discipline (or at least 5 years equivalent demonstrated experience).
- 2 years’ proven experience in construction project management, with a strong track record in building rectification, remediation, or capital works programmes.
- Working knowledge of Victorian building legislation, the National Construction Code, and the Owners Corporations Act 2006.
- Demonstrated ability to manage multiple concurrent projects across different sites.
- Strong contract administration skills including experience with domestic and commercial building contracts.
- Excellent communication skills with the ability to present technical information clearly to non-technical stakeholders including OC committees and property owners.
- Proficiency in project management tools and construction management software.
- Current Victorian Driver’s Licence.
