What this opportunity involves:
As Operations Manager for JLL's retail portfolio in Queensland, you'll be the driving force behind day-to-day property operations across a dynamic collection of retail assets. Working alongside the Senior Centre Manager and Retail Manager, you'll serve as the primary onsite point of contact for clients, stakeholders, and building teams. Your focus will span operational budget oversight, comprehensive maintenance programs, contractor relationships, minor works delivery, and robust risk and compliance frameworks. You'll coordinate everything from statutory compliance and safety management to financial tracking and vendor procurement, ensuring each property delivers exceptional performance while meeting rigorous standards. An overview of the role:
Implement and maintain comprehensive risk management programs including regular audits, incident reporting procedures, and emergency response protocols across multiple properties
Oversee operational budgets, prepare and code accounts payable, track capital expenditure, and provide monthly reporting on budget performance and forecasting
Manage contractor relationships and procurement processes, ensuring vendors deliver services safely, on time, and within budget while adhering to client guidelines and JLL best practices
Serve as the primary onsite facilities contact for retailers and stakeholders, building effective relationships and responding promptly to operational needs
Coordinate tenancy fitout works alongside client-appointed coordinators and retail design managers, ensuring compliance with landlord requirements and building codes
Ensure full compliance with OH&S regulations, Building Code of Australia, Australian Standards, Disability Discrimination Act, and all statutory certification requirements
Conduct regular building audits, maintain asset registers with complete maintenance histories, and prepare lifecycle analysis reports for equipment replacements
Develop and implement costed capital improvement plans, managing minor works projects from concept through delivery
Produce timely monthly reports covering incidents, contract expiries, compliance status, and planned preventative maintenance programs
Sounds like you? This is what we are looking for:
Bachelor's degree in facilities management, building, business, or related field with 3–5 years' experience in facilities and property management
Demonstrated experience working in large retail assets or related commercial property environments
Sound technical knowledge of building systems including air conditioning, fire protection, CCTV, mechanical and electrical systems, and BMS platforms
Proven capability in contractor management and understanding of local occupational health and safety requirements
Experience interpreting and managing commercial contracts with strong attention to detail in financial matters
Proficiency in Microsoft Office suite (Outlook, Excel, Word) with ability to produce technical reports, budgets, schedules, and correspondence
Valid driver's licence and clear police record in relation to financial or relevant offences
Background in hospitality or customer-focused service industries (preferred)
Development or construction coordination experience (preferred)
