Expression of Interest – Construction Management and Project Delivery
Adelaide, SA | Full Time
IM Partners is seeking expressions of interest on behalf of SA Construct as the business expands its construction leadership and project delivery capability following internal progression and planned succession.
SA Construct is a multi-award-winning South Australian specialist construction contractor delivering façade, cladding and roofing packages across the commercial construction sector.
With an established workshop and site workforce, a strong forward pipeline and a newly appointed General Manager, the business is investing in the next stage of its leadership and project delivery capability.
We are interested in hearing from capable construction professionals who may align with one of the following opportunities:
- Construction Manager
- Project Manager
- Project Administrator – Developing to Project Manager
This EOI is designed to identify exceptional people across several levels. Depending on the calibre, experience and fit of the applicants identified, SA Construct may make one or more appointments.
Construction Manager
The Construction Manager will report to the General Manager and lead the project delivery function across workshop and site operations.
This is a portfolio leadership role. The Construction Manager will not carry their own projects but will be accountable for the collective performance of the Project Management team.
Key responsibilities will include:
- Leading, supporting and holding Project Managers accountable for delivery
- Coordinating workshop production, site programmes, labour and subcontractor requirements
- Scheduling projects and resources across the business
- Balancing competing project priorities and resolving resource conflicts
- Maintaining visibility over project budgets, forecasts, claims, variations and margin performance
- Intervening early where projects are under commercial, programme or operational pressure
- Driving consistent project controls, reporting and delivery standards
- Supporting the development of Project Managers and emerging project professionals
- Providing the General Manager with clear advice, recommendations and solutions
- Leading operational safety performance across the project portfolio
Experience within facades, commercial cladding, roofing or another specialist construction subcontracting environment will be strongly preferred.
Broader commercial construction experience may also be considered where the person understands that success within a specialist subcontractor requires disciplined control of labour, procurement, programme, commercial recovery and site delivery.
Project Manager
The Project Manager at SA Construct is expected to take full ownership of the commercial, operational, safety and client outcomes of their projects.
The role is not defined simply by the size or profile of the projects managed.
Strong Project Managers consistently:
- Deliver commercially successful projects
- Accurately forecast margin, cost and programme risk
- Lead safety operationally rather than refer responsibility to WHS
- Identify difficult issues early and investigate them properly
- Bring considered solutions, not simply escalate problems
- Manage clients and commercial tension without constant intervention
- Support and develop less experienced team members
- Improve the capability and performance of the wider project team
Responsibilities will include:
- Managing projects from award through to completion and defect close-out
- Owning budgets, cost-to-complete forecasts and margin performance
- Managing claims, variations and commercial negotiations
- Coordinating procurement, workshop production, subcontractors and site delivery
- Managing builders, clients, consultants and other key stakeholders
- Identifying contractual, programme, safety and commercial risks early
- Leading difficult or distressed projects through to resolution
- Supporting the development of Project Administrators and emerging Project Managers
- Contributing to consistent project delivery standards across the wider portfolio
- Maintaining accurate project records, reporting and commercial documentation
- Taking responsibility for project handover, defects and close-out
This role will suit a proven commercial Project Manager from the facade, cladding, roofing or specialist construction sector who can operate with limited oversight and positively influence the performance of others.
Project Administrator – Developing to Project Manager
The Project Administrator opportunity is intended for someone with strong construction capability and the potential to develop into independent project ownership.
This is not a purely administrative role.
The successful person will work alongside experienced Project Managers while progressively building the commercial, operational and leadership capability required to manage projects independently.
The role may suit an experienced Project Coordinator, Contract Administrator, Site Supervisor, Leading Hand or construction professional looking to move into project management.
Responsibilities may include:
- Supporting Project Managers across the full project delivery cycle
- Coordinating drawings, approvals, procurement, deliveries and workshop requirements
- Maintaining project registers, programmes, correspondence and commercial records
- Assisting with progress claims, variations, cost tracking and forecasting
- Liaising with suppliers, subcontractors, builders and internal teams
- Monitoring outstanding information, approvals and project actions
- Attending site, client and project coordination meetings
- Following up programme, quality, procurement and delivery commitments
- Supporting project handover, defect management and close-out
- Investigating project issues and preparing proposed solutions
- Learning how to identify and manage commercial, programme and contractual risk
- Supporting the planning and verification of operational safety controls
- Taking ownership of smaller projects or defined work packages as capability develops
The successful person will be expected to demonstrate increasing independence, sound judgement, commercial awareness and accountability over time.
Progression to Project Manager will depend on demonstrated capability rather than tenure alone, including the ability to:
- Manage a project programme and budget
- Control claims, variations and project records
- Coordinate workshop, procurement and site delivery
- Lead safety as part of operational project management
- Manage clients and subcontractors effectively
- Identify risks early and respond with practical solutions
- Deliver commercially and operationally successful outcomes
Safety Leadership
Safety is an operational responsibility embedded within every role.
The Construction Manager, Project Managers and developing project professionals are responsible for ensuring the work under their control is properly planned, coordinated and delivered safely.
This includes:
- Considering safety during programme, sequencing, procurement and labour planning.
- seeking to actively derisk activities in clever design and install strategies
- Confirming risks and controls are understood before work begins
- Verifying that agreed controls are being implemented
- Responding when site conditions, work methods or risk profiles change
- Stopping and resetting work where safe delivery cannot be assured
- Holding employees and subcontractors accountable for safe work practices
- Investigating incidents, hazards and recurring issues properly
- Escalating significant risks without transferring responsibility for the work being managed
What We Are Looking For
The appropriate opportunity will depend on the person’s demonstrated experience, capability and potential.
Strong applicants will be able to show:
- Experience within commercial construction or specialist subcontracting
- Commercial awareness and an understanding of project cost, claims and variation control
- The ability to coordinate procurement, workshop, labour, subcontractors and site activities
- Practical understanding of construction sequencing and programme management
- Clear communication with builders, clients, suppliers and internal teams
- A willingness to investigate issues and understand their underlying causes
- The judgement to bring practical solutions when projects become difficult
- Genuine accountability for safety, quality, margin and delivery
- The ability or potential to contribute positively to the capability of the wider team
Experience within facades, commercial cladding, roofing or aluminium construction will be highly regarded.
