What this opportunity involves:
JLL is seeking an experienced Retail Property Manager to join our Property & Asset Management team in managing Southgate, one of Melbourne's most iconic assets in the thriving Southbank precinct.
Spanning 85,000 square metres, Southgate combines approximately 70,000 NLA of commercial space (IBM & HWT Towers) with 15,000 NLA of retail space. This is a rare opportunity to play a key role in driving occupancy, optimising performance, and delivering exceptional outcomes for our client and stakeholders.
Reporting to the Precinct General Manager, you will be the on-site key point of contact, responsible for the day-to-day management of retail operations, lease administration, financial performance, and stakeholder engagement.
An overview of the role:
- Lease Administration & Compliance: Manage all retail lease documentation, ensuring compliance with lease terms, timely rent collection, arrears management, and accurate tenancy schedules
- Financial Management: Oversee rent roll processing, outgoings budgets, tenant reconciliations, recoverable costs, and ensure all invoicing and billing is accurate and timely
- Client & Stakeholder Management: Act as the primary on-site contact for the client, retailers, and key stakeholders; prepare reports, business plans, and budgets as required
- Retail Operations: Maintain the highest standards of presentation, cleanliness, and operational efficiency across the centre
- Casual Mall Leasing (CML): Manage weekly CML bookings, monitor compliance, and work with the CML team to maximise revenue and bookings
- Tenant Relations: Build strong relationships with retailers, support fitout processes, and ensure a seamless tenant experience
- Legal & Compliance: Maintain full understanding of relevant legislation and ensure all centre operations meet legal obligations
- Revenue Optimisation: Identify and implement opportunities to drive income streams, including mall media and third-line revenues
Sound like you? This is what we’re looking for:
- 5+ years' experience in retail property management (shopping centres, hospitality, commercial, or similar)
- Victorian Agents Representative Licence or Australian Real Estate Licence is required
- Strong understanding of lease administration, financial management, and retail operations
- Excellent communication and relationship-building skills with the ability to engage stakeholders at all levels
- Highly organised with strong attention to detail and a proactive, solution-focused approach
- Demonstrated ability to identify opportunities that drive performance and income
- High resilience, professional control, and a 'can do' attitude
