Empire8 Property Investments is a Melbourne-based real estate firm with operations in residential and commercial property sales, buyers advocacy, and investment advisory. Our Moonee Ponds office is now launching a dedicated residential property management division — and this hire is the cornerstone of that launch.

WHAT YOU'LL ACTUALLY BE DOING
This is a dual-function role — you're the operator AND the builder. As the division grows, the mix shifts from BDM-heavy (building the portfolio) to PM-heavy (managing it at quality), with leadership responsibilities added.
PROPERTY MANAGEMENT — The Operator
- Manage a growing residential rental portfolio of standalone houses across Melbourne's outer-suburban growth corridors (Wyndham, Melton, Hume, Whittlesea and surrounds)
- Own the full tenancy lifecycle end-to-end: lease preparation, condition reports, routine inspections, rent reviews, arrears management, maintenance coordination, and end-of-tenancy processes
- Be the compliance champion for the division — ensuring every property and tenancy is fully compliant with the Residential Tenancies Act 1997 (Vic) and the 2025 reforms
- Coordinate a panel of reliable outer-suburban tradespeople for maintenance, balancing urgency and owner budget
- Handle all tenant and rental provider communications professionally and proactively — the best PMs prevent problems, not just solve them
- Liaise with Consumer Affairs Victoria, the RTBA, RDRV, and VCAT as required, keeping the Director across any escalations
- Keep every file, ledger, and diary accurate using property management software (PropertyMe, PropertyTree, or similar)
BUSINESS DEVELOPMENT — The Builder
- Actively grow the property management rent roll — prospecting new landlord clients through local area marketing, digital outreach, referral networks, and open-for-inspection activity
- Conduct rental appraisals and present compelling management proposals to prospective rental providers
- Convert self-managing investors and clients currently with other agencies through superior service and sharp local market knowledge
- Build and maintain referral relationships with buyers' agents, mortgage brokers, conveyancers, and financial planners operating in our target growth corridors
- Work with the Empire8 sales team to capture management of every new investment property settled by our clients — the in-house pipeline is real and ready
- Track your new-business pipeline, conversion rates, and portfolio-growth metrics, reporting to the Director regularly
WHAT WE'RE LOOKING FOR
Non-Negotiables
- 12-3 years of hands-on residential property management experience in Victoria — you know the RTA inside out and you don't need to be shown the basics
- Demonstrated people management skills: you know how to manage up (owners), manage across (tenants and contractors), and, in time, manage down (admin support)
- Real conflict resolution experience — you can hold a difficult conversation calmly, reach a fair resolution, and keep the relationship intact
- Current Victorian Certificate of Registration or Agent's Representative Certificate (or full Estate Agent's Licence — even better)
- Confident, professional communicator — written and verbal — with an ability to adapt your tone from empathetic to firm without losing professionalism
- Full, valid Victorian driver's licence and own reliable vehicle (essential for an outer-suburban portfolio)
The Stand-Out List
- BDM experience — or real hunger for it, backed by a network and the confidence to pick up the phone
- Proficiency in PropertyMe, PropertyTree, or Console Cloud — and a willingness to learn fast if not
- Hands-on experience managing standalone houses rather than apartment portfolios, and understanding how different the operational demands are
- Solid knowledge of the November 2025 Victorian rental reforms: the extended no-fault eviction ban, prescribed application form (mandatory from 31 March 2026), increased notice periods, and the new RDRV dispute service
- Ambition to grow into a Head of Property Management role — we want someone who sees this as a career-defining move, not just a job
