Create the content. Run the campaigns. Generate the leads.
Upside Ave Property Management is looking for a hands-on growth marketer who can build and operate our lead-generation engine.
This is not a traditional property-management BDM role. It is also not a social media role where success is measured by posting regularly, gaining followers or producing attractive content.
We need someone who can take an idea or client problem, turn it into valuable content, distribute it across the right channels, activate our existing database and generate qualified landlord enquiries.
You will work directly with our Director, Rachael, who will provide the property knowledge, market insight, opinions, case studies and access required to create highly relevant content. Your job will be to bring the structure, accountability and execution needed to turn that knowledge into measurable business growth.
About Upside Ave
Upside Ave operates in two clearly defined property-management niches:
- Specialist Rooming Accommodation property management across South East Queensland.
- Traditional residential property management throughout the Redlands area.
We already hold a strong database of relevant property owners, investors and target clients. You will not be starting from zero.
We also have access to properties, client questions, real-world case studies and specialist knowledge that can be turned into genuinely useful content for our market.
What you will own
You will manage the process from content idea through to lead generation and campaign reporting.
Content creation and distribution
- Develop a practical content plan around our two target markets.
- Work closely with Rachael to identify valuable topics, opinions and market insights.
- Script, film and edit short-form video content.
- Attend properties and business activities to capture relevant footage.
- Create educational, promotional and campaign content using Canva.
- Repurpose content across Facebook, Instagram, LinkedIn, YouTube and other relevant platforms.
- Produce AI-assisted video and voice content using tools such as HeyGen, ElevenLabs or similar.
- Publish and schedule content rather than simply handing it to someone else.
- Turn one filming session or property visit into multiple pieces of useful content.
The objective is not generic property content. It is highly relevant information that helps landlords and investors make better decisions and positions Upside Ave as the clear specialist in its markets.
Paid campaigns and lead generation
- Build, launch and optimise Meta advertising campaigns.
- Manage Google Ads and local or geo-targeted campaigns.
- Develop campaign audiences, offers, creative, copy and testing plans.
- Coordinate landing pages, lead forms and calls to action.
- Track campaign performance from enquiry through to signed management.
- Continually test content, audiences, messaging and offers.
- Identify which campaigns are producing qualified opportunities rather than low-quality leads.
CRM, EDM and SMS marketing
- Segment and activate our existing database.
- Create and execute EDM and SMS campaigns through our CRM.
- Build relevant nurture sequences for different owner and investor groups.
- Re-engage older leads and database contacts.
- Develop campaigns around changes in legislation, market conditions, owner pain points and property-management opportunities.
- Ensure leads are captured, attributed and followed up correctly.
- Work with Rachael and the wider team to improve lead response and conversion.
Commercial reporting
You will be expected to report on:
- Qualified landlord enquiries.
- Appointments generated.
- Signed managements.
- Annualised recurring revenue generated.
- Cost per qualified lead.
- Cost per signed management.
- Database engagement and conversion.
- Content and campaign performance.
Views, reach and follower growth may support the strategy, but they are not the primary measure of success.
Practical support
This is a varied, hands-on role. From time to time, you may also:
- Attend properties with Rachael.
- Capture photos and video during inspections or appointments.
- Assist with inspections and other field-based tasks.
- Help coordinate events, presentations or client communications.
- Take practical work off Rachael’s plate where it supports growth or content production.
This is not a fully remote position. You need to be Brisbane or Redlands based and comfortable working in the office, at properties and in the field.
What we are looking for
You will suit this role if you are commercially minded, organised and capable of executing without needing every step mapped out for you.
You should have:
- Hands-on experience creating and publishing digital content.
- Strong short-form video filming and editing skills.
- Confidence using Canva and modern content-production tools.
- Experience running Meta, Google or other paid lead-generation campaigns.
- An understanding of direct-response marketing and conversion.
- Experience with CRM, EDM or SMS marketing.
- Strong written communication and copywriting skills.
- The ability to read campaign data and make practical decisions from it.
- The confidence to work directly with a business owner and keep content production moving.
- A bias toward completing work rather than continually discussing strategy.
- A current driver’s licence and reliable vehicle.
You do not need to be the world’s leading expert in every channel. You do need to be sufficiently hands-on to execute, assess performance and manage specialist external support when required.
Property, real estate or professional-services experience would be useful but is not essential. A current Queensland real-estate registration would be advantageous, although we are open to the right person obtaining it.

Pay: $80,000.00 – $120,000.00 per year
