We're expanding our property management division and looking for a skilled,
experienced Property Manager who wants to be part of something genuinely

About The Role
This is a full-time position based at our Palmyra office managing a quality portfolio of 280 residential properties across the southern suburbs. You'll step into a role that is already fully resourced and structured for success — this is not a one-person band.
You'll be supported by:
- 3 Virtual Assistants handling administrative tasks, compliance, maintenance coordination and day-to-day processing
- 1 Full-Time In-House Inspector managing all routine and ingoing/outgoing inspections across the portfolio
- 1 Full-Time Assistant Property Manager supporting growth, owner and tenant communications, and overseeing the VA team
Your job is to lead this team, manage owner relationships at the highest level, drive portfolio growth and ensure the operation runs to an exceptional standard. The infrastructure is built — we need the right person to run it.
Your Key Responsibilities
- Lead and oversee the property management team including the Assistant PM, Inspector and VA team
- Manage and grow a quality residential portfolio with a focus on owner retention and satisfaction
- Maintain full compliance with WA residential tenancy legislation and agency standards
- Provide clear and timely financial reporting, budgeting and owner communication
- Handle escalated tenant and owner matters professionally and decisively
- Drive leasing activity — market properties effectively and minimise vacancy
- Work with the Principal to identify growth opportunities and improve systems
- Maintain the high standard of service the Carlin Team brand is built on
What We're Looking For
- Minimum 3 years experience in residential property management in Western Australia
- Solid working knowledge of the Residential Tenancies Act 1987 (WA)
- Experience leading or mentoring a team — you know how to get the best out of people
- Experience with PropertyTree or similar property management software, Trello, Automations a bonus
- Strong organisational skills and the ability to manage competing priorities
- without dropping the ball
- Excellent communication — written, verbal and everything in between
- Sound financial literacy and confidence managing budgets and owner reporting
- Current WA driver's licence
- Certificate of Registration or full Real Estate Licence
- REIWA membership or equivalent (preferred)
