Due to continued growth, we are seeking a motivated and organised Property Manager to join our Cairns team and manage a portfolio of residential properties throughout the local area.

About the Role

As a Property Manager, you will be responsible for the day-to-day management of a residential portfolio, ensuring landlords and tenants receive a premium level of service.

Key responsibilities include:

Managing a residential property portfolio
Coordinating entry, routine and exit inspections
Preparing tenancy agreements, bond lodgements and relevant documentation
Assisting with tenant selection and leasing processes
Managing rental arrears and tenancy matters
Preparing submissions for tenancy tribunal matters when required
Liaising with landlords and tenants regarding property matters
Coordinating maintenance and repairs with trades
Arranging rental advertising and marketing
Conducting rental market appraisals and recommending rental reviews
Assisting with business development and growth of the rent roll
Ensuring compliance with relevant real estate legislation and industry standards

About You

We are looking for someone who is professional, organised and client-focused, with the ability to manage a portfolio efficiently while building strong relationships with landlords and tenants.

Essential Requirements

Real Estate Licence or Certificate of Registration (QLD)
Current driver licence
Strong administration and organisational skills
Excellent verbal and written communication skills
Ability to manage a property portfolio and work effectively within a team
Experience handling tenancy matters and tribunal processes
Experience using property management software
Strong attention to detail and time management skills

Desirable

Experience in the Cairns property market
Understanding of local real estate trends and market conditions
Knowledge of effective real estate marketing strategies
Relevant industry training or ongoing professional development
