Senior Property Manager / Property Management Leader

Upside Ave is looking for an accomplished Property Manager or existing property management leader to play a key role in our next stage of growth.
You will work directly with our Managing Directors, help lead and develop the team, improve how we operate and have a genuine voice in the business. You will also help us introduce more AI and automation into property management operations.
We are deliberately looking for someone we can invest in. You will receive direct mentoring and exposure to new ideas across property, leadership, technology and business. As your capability and trust grow, we will actively look for ways to expand your skills, responsibilities and opportunities—both within Upside Ave and through the broader property and business activity around us.
Why this role is different
Our Property Managers are supported by dedicated team members who handle leasing, routine inspections and ingoing inspections.
This allows you to focus on where an experienced operator adds the most value: managing relationships, solving problems, making sound commercial decisions, supporting the team and delivering better outcomes for owners.
We specialise in rooming accommodation, multi-occupancy property, unit blocks and residential investment property across Brisbane and South East Queensland.
Rooming experience is not required. We can teach the niche. We care far more about your judgement, capability, attitude and the standards you bring.
What you will do
- Own landlord, tenant and portfolio outcomes.
- Oversee maintenance, arrears, renewals, rent reviews, tenancy issues and vacates.
- Help guide, mentor and lift the capability of the PM team.
- Work directly with the Managing Directors on decisions and improvements.
- Help introduce practical AI and better operating systems.
- Build broader leadership, commercial and business capability.

What we are looking for
We care less about your years of experience and more about what you can demonstrate.
You will need strong residential property-management capability, sound Queensland tenancy knowledge and a record of taking ownership. You should communicate confidently, prioritise calmly and think commercially from the owner’s perspective.
You may be a high-performing Senior Property Manager ready for greater influence, or an existing leader who still enjoys being close to clients, properties and the work.
You will also need an appropriate Queensland real estate registration—or the ability to obtain it promptly—and a current driver licence.
An interest in AI, technology and building better systems will be highly regarded.
