Community Village Manager - Wardell NSW full time fixed term contract to December 2026 - start ASAP.
About the Role:
We are seeking a dedicated and proactive Community Village Manager for the Wardell Pod Village. This is an excellent opportunity for someone looking to broaden their property management experience while making a meaningful impact within the community.
This pivotal role involves responsibility for the ongoing management of Temporary Housing occupancies within the Wardell Pod Village. As the Community Village Manager your duties will include interactions with occupants in line with the Occupation Agreement on behalf of HOMES NSW ensuring the smooth operation of allocated pods from an occupancy management perspective.
Key Responsibilities:
- Manage, respond to, and resolve occupant queries and concerns in the Wardell Pod Village.
- Address and resolve occupant complaints effectively.
- Oversee Occupancy Agreements for temporary occupancy in line with NSW Reconstruction Authority (RA) policies, supported by the Tenancy Area Manager.
- Conduct regular property inspections of individual pods.
- Collaborate with the Communities Team to refer tenants to relevant support providers.
- Ensure full occupancy of all available pods within the target timeframe set by NSW RA.
- Manage financial budgets and targets, including maximizing pod village income, minimizing arrears, and managing occupant debt.
- Accurately record occupant information in the Customer Relationship Manager (CRM) system or other tenant management system as directed.
- Inspect units and coordinate maintenance with Maintenance officers or NSW RA, ensuring compliance with occupation agreement standards.
- Ensure all relevant compliance requirements are met, and maintenance services are timely and of high quality.
- Maintain positive relationships with occupants, especially those with higher or more complex needs, and refer to other Uniting services where appropriate.
- Lead occupancy related aspects of the village decommissioning, including clear and timely communication with residents, coordinating contractor access to vacant pods, and ensuring dwellings are vacated, cleared, and made ready in line with program timelines and NSW Reconstruction Authority requirements.
Experience and Skills Required:
- Minimum of 2 years’ experience in property or village/community management (preferred).
- Strong written and verbal communication skills.
- Organised, systematic, thorough, accurate, and disciplined.
- Ability to navigate a complex organisation, forge relationships, and manage through influence.
- Relevant experience and/or qualifications, particularly in property or village/community management.
- Experience in housing or property sectors, ideally in Social and Affordable Housing, with extensive experience in occupant relations.
- Strong understanding of property asset management.
- Commercially minded with a drive for improvement.
- Flexibility and adaptability to work under pressure with multiple competing deadlines and challenges.
Desirable:
- Proven experience supporting and working alongside First Nation communities.
