ABOUT THE ROLE
Job Title: Part-time Commercial Estimator

Key Responsibilities
The Estimator is responsible for managing the full lifecycle of the estimating and tendering process across interior fit-out projects:
● Document Review & Plan Analysis: Review architectural, MEP drawings, and project specifications to define clear project scopes.
● Quantity Take-Offs & Cost Estimation: Prepare detailed, highly accurate quantity take-offs, price materials, labor, subcontractor works, and overall cost estimates using BuildXact and Excel.
● Trade Communication & Procurement Support: Serve as the primary point of contact for suppliers and subcontractors. Issue quote requests, close requests, and clarify scope and specifications.
● Quote Vetting & Negotiation: Request, compare, and negotiate supplier and trade quotations. Apply strong trade knowledge (e.g., carpentry, plumbing, electrical, tiling) to vet quotes, identify scope gaps, exclusions, discrepancies, and cost-saving opportunities.
● Tender Submissions: Prepare comprehensive tender submissions to ensure all pricing is competitive, accurate, and delivered within tight deadlines.
● Cross-Team Coordination: Collaborate closely with internal project, design, procurement, and management teams.
● Records & Data Management: Maintain accurate estimating records, client correspondence, and pricing databases using standard tools (Gmail, Google Drive).
REQUIREMENTS
Professional Background & Knowledge
● Experience: Minimum 3+ years of proven experience as an Estimator, Quantity Surveyor, or similar role in commercial fit-out construction. Experience within a Design & Construction (D&C) environment is highly regarded.
● Sector Expertise: Demonstrated experience estimating projects within core commercial sectors (retail, fitness, hospitality, medical/wellness, office, display suites).
● Australian Construction Experience: Must have prior experience working with Australian-based fit-out companies, methodologies, standards, and costs.
● Trade Knowledge: Deep understanding of construction trades (carpentry, electrical, plumbing, tiling, mechanical, etc.), material costs, and realistic construction practices.
● Software Proficiency: Daily practical/expert-level mastery of BuildXact. Experience wiand advanced Excel skills. High proficiency managing correspondence via Gmail and Google Drive.
Personal & Interpersonal Skills
● Strong numerical skills, keen attention to detail, and commercial acumen.
● Fluent verbal and written English communication skills for professional interaction with subcontractors, suppliers, and internal teams.

For remote and flexible arrangements, candidates must possess a robust technical infrastructure to ensure uninterrupted workflow:
● Dual Monitor Setup: A dedicated, quiet workspace equipped with two (2) computer screens (dual monitors) for multi-plan reading, take-offs, and concurrent estimating.
● High-Speed Internet: A reliable, stable, high-speed internet connection (Fiber connection preferred).
● Backup Connectivity: A reliable secondary backup internet source (e.g., mobile hotspot, secondary provider) to eliminate work interruptions.
