POSITION OVERVIEW
Provide exceptional leasing support for a premium Build to Rent operation whilst upholding the brand standards established for the asset.
You will play a critical role in supporting the leasing process to maximise returns and minimise vacancy downtime, including conducting leasing inspections and actively engaging with residents to support retention strategies. This role reports to the Senior Leasing Manager and works closely with Resident Services, Marketing, Finance, and Operations teams.
KEY RESPONSIBILITIES
LEASING:
Assist the Senior Leasing Manager in mobilising a brand-new Build to Rent asset with 443 apartments.
Manage all inbound enquiries, including in-person, phone, and email enquiries.
Respond to initial queries, manage available stock, and schedule site tours for prospective residents.
Conduct engaging and high-quality site tours (including weekends as required).
Assist in the creation and uploading of rental listings across required online platforms.
Maintain and manage the prospect database to ensure accuracy, completeness, and effective segmentation.
Support the preparation of weekly leasing dashboards, including enquiry volumes, inspections, and applications received.
Conduct follow-ups with prospects to improve conversion rates and maintain data accuracy.
Record and analyse feedback from site tours to improve conversion and inform retention strategies.
Monitor competitor pricing and market trends to maintain competitive positioning while achieving premium rental outcomes.
Support the Senior Leasing Manager in achieving leasing targets, conversion metrics, and rental yields.
Liaise with Resident Services and Maintenance teams to coordinate smooth resident move-ins and move-outs.
CUSTOMER EXPERIENCE & SALES EXCELLENCE
Deliver exceptional customer service aligned with premium brand expectations.
Create memorable and personalised tour experiences to maximise conversion.
Actively promote community initiatives to drive engagement, retention, and resident satisfaction.
Assist with resident inductions in collaboration with the Resident Services Manager.
MARKETING & LEAD GENERATION
Collaborate with marketing teams on targeted campaigns to attract ideal resident demographics.
Optimise digital channels, including property websites, social media, and listing platforms.
Build relationships with corporate clients, relocation agents, and local businesses.
Support online reputation management through proactive engagement and review responses.
LEASE ADMINISTRATION & COMPLIANCE
Ensure all lease documentation complies with relevant residential tenancy legislation and company policies.
Support lease renewal processes to maximise retention and rental growth.
Maintain accurate leasing records, systems, and reporting tools.
Coordinate with internal teams to ensure seamless resident transitions.
MARKET INTELLIGENCE & REPORTING
Conduct regular market analysis to inform pricing and positioning strategies.
Prepare leasing performance reports covering occupancy, revenue, and trends.
Analyse conversion data to identify improvement opportunities.
Monitor resident feedback and satisfaction metrics.
Track key performance indicators (KPIs), including lead sources, conversion rates, and revenue per unit.
Provide insights and recommendations to the Senior Leasing Manager.
FACILITIES & AMENITY UTILISATION
Leverage property amenities in leasing presentations to support premium pricing.
Ensure show units and common areas are maintained to a high standard in collaboration with facilities management.
Contribute ideas for amenity programming to enhance resident experience and retention.
RESIDENT RETENTION & COMMUNITY BUILDING
Support the Senior Leasing Manager and Resident Services Team in implementing retention strategies.
Collaborate with the Community Manager to enhance resident satisfaction and engagement.
Assist in resolving escalated leasing-related or resident concerns.
Support community events and engagement initiatives.
SUCCESS METRICS
Achievement of leasing revenue and occupancy targets.
Maintenance of above-market rental rates.
Strong prospect-to-lease conversion rates.
Reduced vacancy and time-to-lease.
Positive resident satisfaction and online reputation.
