About the role
Waters Edge Group manages four residential complexes on the Gold Coast with a combined total of 800 properties, the business employs 20 people so you will be part of a team that want to make a difference.
We are looking for experienced working couples to manage and work our 144 residential apartment complex situated in Coombabah.
As a team you must bring "Real Estate Experience with a valid QLD license", and experience as a capable hands-on grounds man (gardener) to manage and work the grounds including the lawns and gardens.
As a couple we are offering a total package of $130000.00 incl. gst.
Real Estate Requirements:
With the rental management you will work 3-4 days onsite at Coombabah and 1-2 days working with the rentals team at our main office at Bundall.
You will be dealing with all aspects of rental management, including:
Dealing with investors and tenants.
Lease renewals, inspections and tenant reviews.
Organising various onsite inspections.
Working with the maintenance team to coordinating maintenance.
Assisting with committee requirements in conjunction with the Operations Manager.
Attend Body Corporate meetings.
EOM and Trust accounting.
We ask that you are competent in:
DocuSign and Realworx.
REI Master or similar.
Real estate legislation, ethics, and industry standards
Possess a minimum of 2 years' experience in the property management industry.
Lawn, Garden and Grounds Maintenance:
Manage the complex pool and recreational area that includes a tennis court and two BBQs.
You will be responsible for the common property, lawns, gardens and hedging with the assistance of a part-time assistant.
Ensure all duties in the caretaking agreement are adhered too and completed, including.
Testing pool water daily.
Handle out of hours emergency phone calls (rare if at all), manage the office and be contactable by phone.
Excellent communication skills with a friendly and engaging personality.
The business currently manages four complexes on the coast and employs a total of 18 staff including grounds, maintenance, administration and residential letting. Please send us your resume and or questions.
The Package:
Your contract is $130000 per annum as a couple incl. gst.
Management offer a solid long-term package including all necessary equipment plus a work ute, uniforms, business card, mobile phones, large separate house onsite that includes a three-bedroom, two bathroom and two car garage with plenty of additional parking for at least another 2 cars.
