What this opportunity involves:
As a Technical Services Pricing Specialist, you'll play a critical role in ensuring the commercial accuracy and competitiveness of our facilities management operations. This position sits at the intersection of technical understanding and commercial insight, where you'll review, analyse, and challenge subcontractor pricing for essential building systems including HVAC, electrical, plumbing, fire protection, and building fabric. You'll work closely with operations, procurement, and project delivery teams to validate cost proposals, identify value engineering opportunities, and support strategic pricing decisions that drive profitability and client satisfaction. Your expertise will help us maintain our competitive edge while ensuring our pricing models reflect both market realities and operational excellence. An overview of the role:
Review and analyse subcontractor quotations and cost proposals for hard services projects, validating pricing against technical specifications, scopes of work, and market benchmarks.
Build and maintain detailed pricing models and cost databases for mechanical, electrical, plumbing, and building fabric services to support accurate estimation and forecasting.
Collaborate with procurement and operations teams to challenge and negotiate subcontractor pricing, identifying cost risks and opportunities for value engineering.
Interpret technical drawings, specifications, and service requirements to ensure pricing submissions are complete, accurate, and commercially sound.
Prepare clear and comprehensive pricing analysis reports and recommendations for internal stakeholders and senior leadership.
Support bid and tender processes by providing technical pricing input, conducting cost comparisons, and ensuring proposals are competitive and compliant.
Monitor and analyse cost trends across hard services disciplines, maintaining awareness of market conditions, labour rates, and material cost fluctuations.
Work cross-functionally with finance, project delivery, and client-facing teams to align pricing strategies with operational objectives and contract performance.
Sounds like you? This is what we are looking for:
3–5 years of experience in pricing, cost estimation, or commercial analysis within facilities management, construction, engineering services, or a related technical field.
Strong understanding of hard services disciplines including HVAC, electrical, plumbing, fire protection, and building fabric, along with their associated cost structures.
Demonstrated experience reviewing and analysing subcontractor pricing, quotations, and cost proposals in a commercial or operational environment.
Advanced proficiency in Microsoft Excel (formulas, pivot tables, data modelling) and familiarity with pricing or estimation software such as CostX, Buildsoft, or similar platforms.
Ability to interpret technical drawings, specifications, and scopes of work to inform accurate and defensible pricing analysis.
Strong commercial awareness with proven negotiation skills and the ability to challenge pricing effectively while maintaining positive supplier relationships.
Understanding of FM contracts, service agreements, and commercial frameworks including lump sum, schedule of rates, and cost-plus structures.
Excellent written and verbal communication skills with the ability to present complex pricing analysis clearly and concisely to diverse stakeholders.
Professional qualification or certification in quantity surveying, cost management, or a related technical discipline (preferred).
