About You
Due to an internal promotion, Cromwell Property Group is seeking an experienced commercial Senior Property Manager to join our property management team in Sydney CBD on a permanent part-time basis.
This opportunity will suit a commercially minded property professional who enjoys building strong tenant and stakeholder relationships, taking ownership and working collaboratively within a supportive team environment.
You will bring at least 8 years’ experience in commercial property management, strong financial and operational capability, and the confidence to manage a commercial office portfolio while leading and mentoring an Assistant Property Manager.
This role offers the flexibility to work between 22.5 and 30 hours per week across 3 to 5 days, making it well suited to someone seeking meaningful senior responsibility alongside greater flexibility and balance.
About the Role
Reporting to the Head of Property Management, you will manage a portfolio of commercial office assets and work closely with Asset Management, Finance and Tenant Engagement teams to deliver strong operational and financial outcomes.
As a member of Cromwell’s in-house Property team, you will play a key role in executing asset plans through efficient tenant retention, operational oversight and cost control to maximise the long-term value of the portfolio.
Key Responsibilities:
Financial
Formulate annual capital, income and expenditure budgets and undertake monthly forecasting.
Complete detailed monthly preparation and review of each Net Operating Income Statements including leasing costs, incentives and variance analysis.
Accountability for the preparation, review and sign-off annual outgoings recovery reconciliations.
Operational
Instruct solicitors on and administer all lease documentation.
Prepare monthly, quarterly and periodic reports.
Oversee carpark management agreements, operations and performance.
Maintain compliance obligations in accordance with the Environmental Management System.
Customer
Conduct best in class tenant relationship management.
Undertake make good and lease negotiations.
Manage general tenant correspondence.
