About the role:
We are searching for a Leasing Manager to support our ANZ team based in Melbourne Victoria Area, Australia.
The Leasing Manager supports the team with managing all aspects of Leasing. Coordinating the identification, acquisition, negotiation and execution of all new leases and lease renegotiation for the assigned territory. Work closely with franchisees and SSA staff to ensure that leases are handled properly and meet procedural requirements and company policies. Renewals are managed in a timely manner and in compliance with relevant State regulations. This role will work very closely with the local Director of Franchise Performance (DFP) for that SMO territory.
Responsibilities include but are not limited to:
- Identify new locations and opportunities that may be suitable for relocations of existing sites, brand new locations, or replacements for old locations that have closed historically. Negotiate terms with landlords that provide a sustainable business model for franchisees and minimize risk for both Subway and the franchisee. Submit Site Reviews with supporting information from demographic mapping tools for approval. Develop the restaurant portfolio to support the territory in achieving its Net Restaurant Growth targets.
- Manage the existing lease portfolio for the territory monitoring for upcoming renewals or options to exercise. Ensure that franchisees are engaged in the process as required and communicate with proactively through the process. Utilize opportunities to improve occupancy costs for franchisees and improve franchisee profitability and increase affordability of franchisees to reinvest via remodeling
- Negotiate lease extensions and potential financial contributions were required to assist territory team and franchisees move forward with remodels that are required or overdue.
- Create and maintain a network of territory developers or agents who build or lease in specific areas of assigned territory. Maintain regular contact to ensure that all opportunities are captured, and Subway is top of mind as new developments are undertaken within the geography of the territory. Develop and maintain strong relationships with major landlords that may have multiple Subway restaurants within their portfolio.
- Assist franchisees with building / property maintenance or upgrade issues that are landlord responsibility under their leases as required.
Skills & Abilities:
- Bachelor’s Degree (Preferred) in Property Management/Commercial, Project Management areas
- Minimum of 5-8 years’ experience in landlord leasing, franchise environment
- Understanding of Lease Negotiations
- Technical Proficiencies: Microsoft Office Suite programs: Word, Excel, PowerPoint, Outlook
- Able to multi-task, prioritize workload and comfortable working within a fast-paced environment.
