Overview of the role:
To optimise the performance of the properties under management including maximising rental income, controlling expenditure, and completing negotiations as well as timely reporting to clients.

Accountabilities:
Obtain thorough knowledge of the Property Management Agency Agreement and ensure requirements the MAA are carried out
Prepare income and expenditure annual budgets and auditor outgoings reconciliations using standard JLL spreadsheet packages
Negotiation of new and renewal leases manage any subleasing and lease assignments, action rent reviews. Understand, how external leasing agents operate including the co-ordination and reporting required to clients. Have a thorough knowledge of how leasing proposals and lease deals are structured.
Compile regular reports pertaining to property, providing information to clients as required including a monthly report to the client covering financial, building and lease management issues.
Good experience in dealing, understanding, and interpreting commercial Lease requirements and fundamental Lease principals.
To maintain the legal and financial aspects of the portfolio on a property management system including production of arrears reports and tenancy schedules
The management and ownership of tenant and client relationship and providing impeccable customer service
Management of accrual book-keeping and processing of expenditure in accordance with budgets and Owner’s instruction
Inspect and report on the condition of the property and arrange any necessary related works
Tenant liaison – handling queries, services request, complaints and needs of tenants. Preparing and compiling tenant information and tenant retention plans
Authorising of accounts and invoices online for payment
Control of security arrangements and evacuation procedures
Receive statutory assessments and submit objections as directed by clients
Other duties, as directed e.g., COVID rental relief claims from tenants and the proper administration of those claims
Manage Building Operations Manager and ensure that they deliver on their accountabilities and deliverables to JLL and clients

Relationship Building - Actively searches out improvement opportunities and implements them for the benefit of JLL and the represented clients. Work with clients so they engage JLL for more real estate solutions and increase fees for JLL.
Communication - Conducts open, constructive, and collaborative relations with superiors, peers, subordinates, tenants, and clients. Gains respect of JLL stakeholders and clients. Communications effectively with superiors, peers, tenants, and clients Listens effectively and communicates through actions and examples.
Required Qualifications, Skills & Experience:
A minimum of 10 years’ experience in commercial property management with solid financial acumen
Property related degrees or similar qualifications is essential
NSW Fair Trading Certificate of Registration is essential
Property accounting knowledge is desirable but not essential
Understand of MRI or other similar Property Management system is desirable Strong Word and Excel skills
Exceptional Communication – Written and Verbal
Has a reputation for providing friendly, timely and effective service towards clients, tenants, and contractors
Well presented and professional
Ability to make decisions and implement within the bounds of delegated authority
Thorough knowledge of all aspects of property functions, including accrual accounting
Ability to use time and resources effectively
Ability to be flexible to meet the business and client needs
A NSW Fair Trading Certificate of Registration is essential.
Real Estate Licence not essential but preferred.
The role requires an individual who is proactive, conscientious in their work ethic, diligent and organised in their approach to day-to-day tasks
