What this opportunity involves:
We are seeking an experienced Senior / Transaction Manager to join us! This is a high-impact role for a seasoned leasing professional who thrives on complex commercial negotiations and strategic portfolio management.
Reporting to the National Retail Leasing Director, you will lead the negotiation and execution of complex, high-value retail lease transactions across a designated portfolio. Your focus will be on renewals, relocations, restructures, refurbishments, and make-good obligations—driving optimal commercial outcomes aligned to Client strategy.
This role requires strong commercial acumen, senior-level stakeholder management, and the ability to operate autonomously while contributing strategically to portfolio-wide leasing initiatives.
While hybrid work arrangements are available, the successful candidate must have the capability to attend our Brisbane CBD office on-site at least 3 days a week.
Please note that this is a fixed-term contract until 31st December 2027.
Key Responsibilities:
Lead negotiations for retail lease transactions including renewals, relocations, restructures, refurbishments, and make-good obligations, with a focus on complex and high-value deals.
Manage negotiations with major landlords, institutional owners, and shopping centre operators to achieve favourable commercial, net effective rent, and risk outcomes.
Drive rental outcomes within market parameters while balancing commercial, operational, and customer considerations.
Proactively manage critical dates, lease options, and obligations in accordance with lease terms.
Contribute to the development and execution of portfolio-wide leasing strategies, policies, and governance frameworks.
Provide accurate and timely commercial instructions to Lease Administration and paralegal teams, ensuring data integrity throughout the lease execution process.
Serve as the commercial escalation point for complex transactions during lease documentation.
Build and maintain strong relationships with key retail landlords, developers, and industry contacts to identify market opportunities and risks.
Provide mentoring and informal guidance to junior leasing team members, fostering capability development and best-practice outcomes.
Collaborate with internal JLL stakeholders to deliver integrated, client-focused results.
Key Skills & Requirements
Current Real Estate License or Certificate of Registration
Tertiary qualifications in Property, Commerce or Law preferred
Minimum 3 to 4 years in Retail or Commercial Leasing, ideally with exposure to major landlords, shopping centres or institutional portfolios
Highly developed commercial negotiation skills, including experience with complex and high-value retail transactions
Advanced ability to interpret, negotiate and structure retail and commercial leases
Proven ability to manage multiple complex transactions concurrently within tight deadlines
High level of financial acumen, including understanding of rental structures, incentives, net effective rent and portfolio impacts
Excellent stakeholder management skills, with the confidence to engage at a senior landlord and client level
