1. Aura on Flinders is a well-established serviced apartment hotel located in the heart of Melbourne CBD on Flinders Street. Benefiting from its prime location, the property offers convenient access to the Yarra River, Crown Casino, Melbourne Convention and Exhibition Centre, Southern Cross Station, and Melbourne's Free Tram Zone.
2. The hotel operates more than 90 fully furnished serviced apartments, including one and two-bedroom accommodation options catering to both corporate and leisure travellers. Each apartment is equipped with modern amenities, including fully equipped kitchens, private bathrooms, laundry facilities, complimentary Wi-Fi, and selected apartments featuring balconies with panoramic city views. With a strong focus on guest satisfaction and commercial performance, Aura on Flinders has established a strong presence within Melbourne's highly competitive accommodation market.
3. As the business continues to grow and adapt to changing market conditions, effective revenue management has become increasingly important in maximising occupancy, average daily rate (ADR), and overall profitability. To support the hotel's ongoing commercial objectives, optimise pricing strategies, analyse market trends, and identify new revenue opportunities, Aura on Flinders is seeking a highly motivated and experienced Hotel Revenue Analyst to join the team on a full-time basis.
4. We offer a competitive remuneration package ranging from $85,000 to $90,000 per annum plus superannuation.
The successful candidate will need to satisfy the following criteria:
1. Bachelor degree or higher qualification in Business, Hospitality Management, Revenue Management or a related discipline;
2. At least one year of relevant experience in hotel revenue management or broader commercial hospitality management roles, including revenue analysis, sales strategy, market development, pricing optimization, or business performance management;
3. Previous experience in the hotel, serviced apartment, or broader hospitality industry will be highly regarded, particularly in commercial, sales, marketing, reservations, accommodation operations, or business development functions;
4. Demonstrated experience in developing and implementing revenue strategies, forecasting demand, analysing marketing trends, and identifying opportunities to maximize occupancy and profitability;
5. Strong understanding of hotel distribution channels, online travel agencies(OTAs), channel management systems, and revenue management principles;
6. Experience using hotel property management systems(PMS), revenue management software, and reporting tools to support commercial decision making;
7. Proven ability to interpret performance data, competitor intelligence, and customer demand patterns to support strategic pricing and revenue growth initiatives;
8. Experience collaborating with sales, marketing, and operational teams to achieve revenue and business objectives within a hotel or accommodation environment;
9. Excellent communication, stakeholder management, analytical, and problem-solving skills;
10. Ability to work independently and manage multiple priorities in a dynamic hospitality environment.
Key responsibilities of the role include, but not limited to, the following:
1. Develop, implement, and continuously refine revenue management strategies to maximise occupancy, Average Daily Rate(ADR), RevPAR, and overall profitability across the hotel’s accommodation offerings;
2. Analyse historical performance data, booking trends, market demand, seasonality, and competitor activity to support accurate forecasting and strategic decision-making;
3. Monitor and optimise room inventory, pricing structures, and yield management practices through the application of dynamic pricing strategies and demand forecasting techniques;
4. Management and evaluate the performance of online travel agencies (OTAs), distribution channels, and third-party booking platforms to maximise revenue generation and market visibility;
5. Conduct competitor benchmarking and market intelligence analysis to identify opportunities for revenue growth and maintain a competitive market position;
6. Develop, implement, and monitor promotional campaigns, special offers, and pricing initiatives to improve occupancy levels and revenue performance;
7. Identify and implement revenue diversification opportunities, including upselling, cross-selling, value-added packages, extended stay promotions, and ancillary revenue streams;
8. Prepare regular revenue forecasts, budgets, performance reports, and commercial analyses for senior management, providing recommendations to improve business outcomes;
9. Monitor key performance indicators including occupancy, ADR, RevPAR, booking conversion rates, channel performance, and market share, taking corrective action where required;
10. Collaborate closely with the Sales, Marketing, Reservations, Finance, and Operations teams to ensure revenue strategies are aligned with broader business objectives;
11. Liaise with internal departments and external stakeholders, including website developers, digital marketing agencies, OTA account managers, industry partners, and service providers, to identify revenue opportunities, enhance online booking performance, improve website functionality and user experience, and contribute to the implementation of short-term and long-term revenue optimisation strategies;
12. Maintain and utilise Property Management Systems (PMS), channel management platforms, OTA Insight, and other revenue management tools to support data-driven decision-making;
13. Review guest booking patterns, customer segmentation data, and market trends to identify emerging opportunities and support strategic business growth initiatives;
14. Develop and maintain annual revenue forecasts, strategic pricing plans, and long-term revenue optimisation roadmaps to support the sustainable growth of the business;
15. Ensure compliance with company policies, industry best practices, and all relevant legislative and regulatory requirements relating to hotel revenue management operations.
