About the Role
We are seeking an experienced and dedicated Property Manager to join Area Specialist in Wantirna, VIC. This is a full-time position that plays a crucial role in managing residential properties and ensuring exceptional service delivery to our landlords and tenants. As Property Manager, you will be responsible for the day-to-day operations of residential properties, maintaining high standards of property maintenance, tenant relations, and financial management. This role is essential to our business success and directly impacts the satisfaction and retention of both our property owners and tenants.
Key Responsibilities
- Managing day-to-day operations of assigned residential properties, including rent collection, maintenance coordination, and tenant communication
- Conducting property inspections to assess condition, identify maintenance issues, and ensure compliance with lease agreements
- Addressing and resolving tenant inquiries, complaints, and maintenance requests in a timely and professional manner
- Screening prospective tenants, conducting background and reference checks, and preparing lease documentation
- Managing property maintenance budgets, obtaining quotes from contractors, and overseeing repairs and upgrades
- Maintaining accurate property records, ledgers, and documentation in accordance with regulatory requirements
- Ensuring compliance with residential tenancy legislation and property management regulations
- Conducting move-in and move-out inspections, documenting property condition and managing bond processes
- Communicating regularly with property owners regarding property performance, rental income, and maintenance matters
- Managing rent arrears and pursuing outstanding payments where necessary
- Organising and attending property viewings and open houses to attract prospective tenants
What We're Looking For
- Minimum 1-3 years' experience in residential property management or a related role
- Strong knowledge of residential tenancy laws and property management regulations in Victoria
- Excellent organisational and time management skills with the ability to manage multiple properties simultaneously
- Proficient in property management software and Microsoft Office applications
- Outstanding communication and interpersonal skills with the ability to manage conflicts professionally
- Attention to detail and accuracy in record keeping and financial management
- Problem-solving ability and initiative in addressing issues independently
- Customer service orientation with a commitment to delivering quality service to landlords and tenants
- Valid driver's licence and reliable transport for property inspections and viewings
- Relevant qualifications or certifications in property management or real estate (preferred)
- Experience with bond and trust account management (preferred)
