This role is open to candidates in both Adelaide and Victoria.
The Role:
An exceptional leadership opportunity exists for an experienced property executive to join OTR Group as Head of Property and Leasing. Reporting to the Chief Business & Development Officer, you will lead a national property function across leasing, property finance and portfolio performance, overseeing a complex network of 2,000+ leases nationally.
Responsible for building a high-performing and future-ready team, you will drive leasing strategy, portfolio optimisation, occupancy cost outcomes and governance while enabling network growth and long-term commercial success.
You Will Provide:
- Lead and develop a high-performing national Property and Leasing team.
- Set and deliver the property and leasing strategy aligned to growth and business priorities.
- Drive portfolio optimisation through lease renewals, acquisitions, disposals and commercial negotiations.
- Lead landlord and agent relationships to deliver favourable leasing and occupancy outcomes.
- Oversee occupancy costs, forecasting, reporting and portfolio performance.
- Partner across Development, Retail, Finance and Legal to support growth, relocations and new sites.
- Ensure strong governance across lease obligations, reporting and property systems.
- Act as the escalation point for complex property and leasing matters.
- Drive capability, consistency and continuous improvement across the function.

About You:
- Extensive experience leading property, leasing or portfolio management functions across large multi-site environments.
- Demonstrated success managing complex national property portfolios with 1,000+ sites.
- Strong commercial, financial and analytical capability with experience driving cost optimisation outcomes.
- Proven ability to lead and develop high-performing teams through growth, transformation and change.
- Advanced negotiation and influencing skills with experience managing complex stakeholder relationships.
- Strong governance discipline with the ability to establish robust frameworks and reporting structures.
- Experience working with institutional landlords and outsourced service delivery models.
- Exposure to retail, convenience, fuel or specialty retail environments will be highly regarded.
- Ability to balance strategic thinking with hands-on execution and decision-making.
- Willingness to travel interstate to support portfolio priorities and stakeholder engagement.
