Overview
We are seeking an experienced and highly capable Construction Project Manager / Senior Construction Project Manager to lead and oversee residential construction projects, with a strong focus on volume builds and multi-unit developments. The ideal candidate will bring 10+ years of hands-on construction experience, hold a Class 1 building licence, and have a proven history of successfully delivering multiple concurrent projects on time and within budget. This role requires exceptional leadership, deep technical knowledge, and a proactive, solutions-driven approach on site.
Key Responsibilities
Project Management
- Lead end-to-end delivery of residential construction projects, from pre-construction planning through to handover, with emphasis on volume builds (townhouses, subdivisions, multi-unit developments).
- Ensure project objectives, timelines, budgets, and quality standards are consistently met or exceeded.
Team & Contractor Coordination
- Procure, schedule, and manage trades, subcontractors, suppliers, and internal construction teams.
- Ensure seamless coordination across all stakeholders to maintain workflow efficiency and program integrity.
Budget & Cost Management
- Prepare, monitor, and control project budgets.
- Identify cost-saving opportunities while upholding compliance and quality standards.
- Manage variations, change orders, and financial risks proactively.
Scheduling & Program Delivery
- Develop detailed construction programs and ensure all milestones are achieved.
- Adjust schedules as needed to address site conditions, supply chain disruptions, and other challenges.
Quality & Compliance
- Oversee all works to ensure compliance with Australian building codes, WHS regulations, engineering requirements, and company quality standards.
- Conduct regular inspections and uphold a rigorous QA/QC process.
Stakeholder Engagement
- Act as the primary liaison for architects, engineers, certifiers, consultants, and regulatory authorities.
- Provide transparent and timely communication, reporting, and issue resolution.
Risk & Issue Management
- Identify risks early and implement mitigation strategies to keep projects on track.
- Resolve on-site challenges with a proactive and solution-oriented mindset.
Documentation & Reporting
- Maintain accurate project records, including contracts, permits, inspections, variations, safety documentation, and compliance registers.
Qualifications & Experience
- Minimum 10 years of construction experience, with substantial on-site exposure and a focus on residential projects.
- Demonstrated success delivering volume builds (townhouses, subdivisions, multi-unit developments).
- Class 1 building licence (mandatory).
- Strong ability to manage multiple projects simultaneously within strict time, cost, and quality parameters.
- Solid understanding of construction methodologies, materials, and WHS legislation.
- Proficiency in construction/project management software (e.g., MS Project or equivalent).
- Strong knowledge of estimating, budgeting, and cost control practices.
