What this opportunity involves:
As Senior Facilities Manager for a premium, luxury mixed-use development in Sydney's CBD, you'll lead the set-up and commissioning of a landmark asset while managing day-to-day operations to exceptional standards. This role places you at the center of a dynamic environment where you'll build relationships with lot owners, strata committees, and developers while fostering a solution-focused culture that prioritizes resident satisfaction. You'll oversee facilities management, contractor coordination, compliance auditing, and service agreement procurement while working closely with the concierge team to deliver seamless resident experiences. An overview of the role:
Lead the commissioning and operational set-up of a premium CBD mixed-use development, establishing systems and processes that ensure consistency and excellence from day one
Manage all aspects of day-to-day facilities operations, including contractor coordination, service delivery oversight, and proactive maintenance scheduling to maintain the asset's premium standards
Conduct regular compliance audits and reviews across fire safety, cooling towers, building management systems, and strata legislation to ensure full regulatory adherence
Engage directly with residents and work collaboratively with the concierge team to deliver exceptional customer service and address concerns with a solution-focused approach
Prepare comprehensive reports and strategic recommendations for strata committee meetings, providing clear insights into building performance, upcoming works, and operational improvements
Source, negotiate, and manage building service agreements and trade contracts annually, ensuring competitive pricing while maintaining service quality standards
Develop and implement continuous improvement initiatives and operational procedures that enhance building performance, sustainability outcomes, and resident satisfaction
Coordinate capital works projects and preventative maintenance programs, preparing detailed strategies and timelines that minimize disruption while maximizing asset value
Maintain strong stakeholder relationships across lot owners, developers, and committee members through clear communication, transparency, and responsive service delivery
Sounds like you? This is what we are looking for:
1-3 years of experience in a similar facilities management role, building management position, or relevant background in trades, engineering, or maintenance management
Demonstrated knowledge of mixed-use developments, common property management, and strata legislation including the Strata Schemes Management Act
Strong technical understanding of building systems including BMS (Building Management Systems), AFSS (Automatic Fire Suppression Systems), cooling towers, and sustainable building practices
Proven ability in contract management and procurement processes for trades, services, and capital works projects
Exceptional organizational skills with meticulous attention to detail and demonstrated ability to manage multiple priorities simultaneously
Excellent written and verbal communication abilities with experience preparing reports, recommendations, and correspondence for diverse stakeholders
Intermediate to advanced proficiency with Microsoft Office suite, planning tools, BMS platforms, and access control software
Experience commissioning or managing premium or luxury residential developments, particularly mixed-use assets in CBD locations (preferred)
Formal qualifications in Facilities Management, Property Services, Building Services Engineering, or related discipline (preferred)
