About us
Ave Maria is a registered NDIS provider supporting people with disability across the Sutherland, Illawarra, Nowra and Shoalhaven regions. We deliver Supported Independent Living, Specialist Disability Accommodation, short and medium term accommodation, assistance with daily living, and community access, from our head office at 16 Second Avenue, Unanderra and from homes across Wollongong, Shellharbour, Warrawong and Nowra. Our participants live in the properties we manage, so keeping those homes safe, comfortable and compliant sits at the centre of the quality of life we promise them.
The role
Take strategic and operational responsibility for the whole of Ave Maria's property and asset portfolio — SIL group homes, SDA dwellings, respite and short-term accommodation, offices, plant and fleet. You will set the direction for how our buildings are maintained, funded and kept compliant, and lead the maintenance team and contractor network that delivers it. You will report to the managing Director.
Key responsibilities
- Develop and implement the facilities management strategy, annual maintenance program and multi-year capital works plan across all sites.
- Plan and oversee preventative and reactive maintenance, refurbishments and minor works, balancing cost, urgency and participant amenity.
- Prepare and manage tenders and service agreements, and supervise building, trade, cleaning, grounds, security, fire, waste and pest contractors against agreed service levels.
- Prepare and control facilities budgets, forecast expenditure and report on variances to the executive.
- Maintain the asset register and lifecycle plans for buildings, plant, equipment and vehicles.
- Ensure all properties meet work health and safety legislation, the Building Code of Australia, fire and essential safety measures, and the NDIS Practice Standards — including SDA enrolment and re-enrolment against the SDA Design Standard.
- Coordinate accessibility modifications and assistive technology installations with participants, families and allied health professionals.
- Manage leases, utilities, insurances, space planning and site security, and lead emergency preparedness and business continuity planning.
- Supervise and develop maintenance staff, and induct and monitor contractors working in participants' homes.
About you
Essential
- A bachelor degree in facilities management, property, building or construction management, engineering or a related discipline; or a relevant AQF Diploma or Advanced Diploma together with at least three years of relevant experience.
- Demonstrated experience preparing and managing facilities operating budgets and capital works programs.
- Demonstrated experience preparing tenders and managing contractors and service agreements.
- Sound working knowledge of work health and safety obligations, building compliance and essential safety measures.
- Strong written and verbal communication skills, and the ability to work respectfully with people with disability, their families and support staff.
- Current NSW driver's licence, and NDIS Worker Screening Check clearance (or willingness to obtain one) together with the NDIS Worker Orientation Module.
Desirable
Experience in disability accommodation, aged care, community housing or health facilities; working knowledge of the SDA Design Standard and NDIS Practice Standards; a trade background or formal project management qualifications; Working with Children Check.
