Cbus Property has an exciting opportunity for a commercially minded Management Accountant to join our Finance & Treasury team in a newly created role, based at our Collins Street office in Melbourne. With strong experience in reporting and valuations, this role combines property valuations, financial analysis and management reporting to support decision-making across our growing portfolio.
Reporting to the Head of Treasury and Financial Performance, this role will lead the coordination of independent valuations across the portfolio and support management reporting for key stakeholders.
Cbus Property is a wholly owned entity of CBUS Super, the industry superannuation fund for the Australian construction, building and allied industries, with funds under management exceeding $105 billion.
Cbus Property is responsible for the strategic performance and management of all aspects of the CBUS Super direct property investment business, including major investments and developments in the commercial office, residential and retail sectors. Working closely with asset management, development, finance, treasury and investment teams, this role plays a critical part in underpinning commercial decision-making across the portfolio. You will ensure valuation processes are robust and well-governed, with clear, consistent assumptions, enabling accurate and reliable financial insights that directly inform investment, development and capital allocation decisions.
This opportunity is suited to someone with strong property valuation, modelling and financial reporting experience, who thrives in a collaborative environment and can translate complex financial information into clear, practical insights that drive business outcomes.
Role Duties:
- Deliver quarterly portfolio insights through review of asset-level reporting (tenancy, development and leasing updates)
- Prepare financial performance reporting, including forecasts, year-end outcomes, funds under management and available equity
- Maintain and enhance the centralised three-year cashflow model, improving input quality in partnership with treasury, development and investment teams
- Lead end-to-end quarterly valuation processes across investment and development assets
- Partner with internal teams to ensure consistent, well-supported valuation assumptions across the portfolio
- Review independent valuations, including financial models and reporting, to ensure accuracy, sound judgement and clear documentation
- Engage with valuers on key assumptions and analyse valuation drivers, movements, risks and opportunities
- Maintain robust valuation governance, documentation and audit trails in line with policy and regulatory requirements
- Support budget processes, funding requests, equity drawdowns and reporting requirements.
Skills required:
- 4–8 years’ experience in property, real estate, investment or a related finance role
- Tertiary qualification in Accounting, Finance or similar, with CA/CPA completed or underway
- Strong experience in property valuations and financial modelling
- Demonstrated commercial acumen, with the ability to apply financial insights to support investment, development and portfolio decisions
- Advanced Excel skills (Power BI and Forbury/Estate Master experience highly regarded)
- Proven ability to analyse data and turn it into clear, practical insights
- Strong organisation and stakeholder skills, with the ability to manage multiple reporting cycles and deadlines
