We are seeking an experienced Regional Sales Manager to lead sales performance across a portfolio of retirement villages within your region.
In this role, you will be accountable for the full sales lifecycle, driving sales targets, forecasting accuracy and continuous improvement across both resale and development (where applicable) portfolios. You will bring a strong commercial mindset, balancing business outcomes with resident needs, while ensuring compliance with regulatory requirements and company standards.
Leading a team of Sales Managers and professionals, you will be responsible for building capability, driving engagement and delivering consistent, high-quality sales outcomes across the region.
Reporting to the General Manager of Sale (Resales & Ardency), your responsibilities will include (but are not limited to):
- Developing and delivering regional sales strategies, targets, KPIs and budgets
- Driving sales performance across enquiry, conversion, reservations and settlements
- Ensuring accurate forecasting of sales and settlement outcomes across the region
- Reviewing and approving sales appraisals, validating market values and supporting price growth
- Monitoring performance across villages, identifying trends and addressing variances
- Managing aged stock strategies to improve inventory clearance
- Preparing and presenting weekly and monthly sales performance reports to senior stakeholders
- Ensuring compliance with company sales processes, policies and relevant legislation
- Partnering with Marketing to optimise campaigns, displays and village presentation standards
- Leveraging Salesforce reporting to maximise pipeline visibility and results
- Managing customer complaint resolution, ensuring timely and satisfactory outcomes
- Reviewing buy-back, easy move and commission approvals within governance frameworks
- Leading and coaching the regional sales team, building capability and driving engagement
- Supporting training initiatives and embedding best-practice sales techniques
- Collaborating with internal stakeholders to align sales activity with broader Sales & Marketing strategy
- Monitoring competitor activity and providing market insights to the wider business
- Driving a culture of safety, compliance and continuous improvement
Please note: Regular travel to various locations throughout Melbourne’s eastern and south-eastern suburbs is a requirement of this position.
About You
The successful candidate will have the following:
- Relevant tertiary qualification and/or Real Estate Licence
- Current Driver’s Licence and willingness to travel
- Minimum 7 years’ experience in sales or a related discipline
- Proven experience (3–5 years) leading and managing high-performing sales teams
- Strong commercial acumen with demonstrated budgeting and forecasting experience
- Solid understanding of relevant legislation and the retirement living or 55+ market (highly regarded)
- Experience working with CRM systems (Salesforce desirable) and data-driven sales management
- Strong leadership, coaching and stakeholder engagement capabilities
- Excellent communication skills, with the ability to influence and motivate others
- Ability to balance compliance, customer experience and commercial outcomes
- Experience building networks and community relationships (desirable)
