THE OPPORTUNITY
We are seeking an experienced and commercially focused Capital Works Manager to lead the planning, development and delivery of capital replacement programs across the Coles portfolio in Mulgrave, Victoria.
Working closely with Coles Maintenance, Engineering, Facilities, Construction and Project teams, you will play a critical role in managing reactive and proactive capital investment programs, developing business cases and overseeing the successful delivery of asset replacement projects valued at approximately $60 million annually.
Reporting to the General Manager FM Operations - Coles, you will be responsible for coordinating project scopes, budgets, contractors, compliance requirements and stakeholder expectations while ensuring projects are delivered safely, efficiently and in line with contractual commitments.
This is a dynamic leadership role suited to a capital works, facilities, engineering or construction professional who thrives in a fast-paced environment and enjoys balancing strategic planning, project delivery, financial management and stakeholder engagement. You will have the opportunity to influence long-term asset performance while driving service excellence, compliance and continuous improvement across a nationally significant retail portfolio.
KEY RESPONSIBILITIES
- Capital Program Management – Lead reactive capital expenditure and proactive minor and major capital equipment replacement programs across the Coles portfolio.
- Business Case Development – Develop strategic recommendations and business cases supporting capital investment and asset replacement initiatives.
- Project Planning & Delivery – Define project scope, budgets, resources, schedules and governance requirements to ensure successful delivery outcomes.
- Contractor & Supplier Management – Manage contractors, subcontractors and suppliers to ensure works are delivered safely, on time and to required standards.
- Stakeholder Engagement – Build strong relationships with internal teams and Coles stakeholders to ensure project objectives and partner expectations are achieved.
- Financial Management – Monitor capital expenditure, manage budgets, track program performance and report on financial outcomes.
- Risk, Safety & Compliance – Identify and mitigate project risks while ensuring compliance with all safety, regulatory and partner requirements.
- Reporting & Continuous Improvement – Deliver reporting, post-implementation reviews and identify opportunities to improve project and program performance.
EXPERIENCE & EXPERTISE
Essential
- Proven experience managing capital works, asset replacement programs or major facilities projects.
- Strong project management capability including scope, budget, scheduling and delivery management.
- Experience managing contractors, subcontractors and external service providers.
- Demonstrated experience in cost analysis, budgeting and financial reporting.
- Excellent communication, negotiation and stakeholder management skills.
- Sound understanding of capital planning, governance and project controls.
- Trade qualification in Refrigeration/HVAC, Electrical, Building or a related technical discipline.
Desirable
- Building Licence.
- Degree or Diploma qualifications in Project Management, Engineering, Construction Management or a related discipline.
- Experience delivering projects within retail, facilities management, commercial property or multi-site environments.
- Experience managing large-scale capital portfolios and asset replacement programs.
- Exposure to refrigeration, HVAC, electrical or building infrastructure projects.
