Property Manager (National Portfolio Exposure)
Milk Chocolate is seeking a motivated and capable Property Manager to join our growing national property management team.
With a portfolio currently spanning ACT, NSW, QLD, SA, VIC, and WA, this role is based in our Sydney HQ and offers genuine exposure to interstate property management across multiple jurisdictions — experience that is hard to find and genuinely valuable for your career.

What You'll Do
- Manage an allocated portfolio of residential properties across multiple states, delivering consistent, high-quality service
- Coordinate with on-the-ground leasing agents in each state for routines, ingoings, outgoings, and inspections
- No requirement for you to personally attend property inspections
- Act as the primary point of contact for landlords and tenants, ensuring proactive communication and timely issue resolution
- Manage maintenance workflows, working closely with our internal Projects & Maintenance teams
- Handle arrears, lease renewals, compliance, and day-to-day portfolio performance
- Assist with onboarding new properties and integrating them smoothly into the portfolio
- Maintain accurate records and reporting across your portfolio
What You Bring
- NSW Class 2 Licence (or actively working towards it)
- 2–4 years of property management experience
- Solid end-to-end portfolio management experience including arrears, leasing, and maintenance
- Familiarity with NCAT processes (or a willingness to develop this)
- Strong communication and stakeholder management skills
- High attention to detail and strong organisational capability
- A proactive, solutions-focused mindset with the ability to manage competing priorities
- Comfort working with modern PM systems and technology

- Strong coordination with on-the-ground leasing agents across all states
- Efficient handling of maintenance, compliance, and tenant/owner communication
- A proactive approach to your portfolio with issues identified and resolved early
Reporting Line
Reports to and works in close collaboration with the Senior Property Manager and General Manager.
Growth & Development
This role is designed for someone who wants to keep developing. You will have direct support from a Senior Property Manager and the General Manager, with structured guidance as you grow into the role.
- Support for mutual recognition licensing across multiple states, with costs covered to enable you to manage a national portfolio
- Ongoing upskilling in state-based legislation and compliance across all jurisdictions
- Exposure to other areas of the business including Projects, Purchasing, and Technology

Pay: $85,000.00 – $95,000.00 per year
