The role
We are seeking a motivated and detail-oriented Property Manager to join the Logistics Team, supporting the Portfolio Manager in the day-to-day management of our growing Sydney Logistics portfolio for a 12-month fixed term contract covering Parental Leave. This is an exciting opportunity for a property professional looking to broaden their expertise across all facets of property management, including tenant liaison, leasing, building operations, capital expenditure projects, financial management, and rental and capital valuations. Some travel to our Sydney Olympic Park asset will be required as part of the role, given its proximity to the portfolio.
With genuine scope for growth, this is a multifaceted role that will evolve as the Sydney portfolio continues to expand through the acquisition and development of new assets
What you will be doing
Lead all commercial and tenant relationship management across the portfolio, ensuring tenant requirements are addressed in a timely manner, lease obligations are enforced, and queries relating to operational budgets are resolved effectively.
Assist the Portfolio Manager in developing and executing on strategic asset plans, delivering leasing strategies, negotiating leases, and preparing HOA and lease documentation, along with supporting the management of tenant fit outs, makegood and capital upgrade projects.
Support the Operations Manager with the preparation of annual operational budgets, monthly forecasting and expenditure analysis, tenant communications, and other operational and maintenance matters on foot.
Play a pivotal role in the onboarding of nearly 200,000 sqm of newly developed Logistics assets from GPT’s Development team.
Prepare annual statutory reviews, bi-annual valuation packs, and coordinate inspections, while taking responsibility for the approval of monthly rent rolls, incentives, leasing payments, and bank guarantee collection, exchanges and audits.
Oversee sustainability initiatives across the portfolio, ensuring data is collected, logged and reported within agreed timeframes.
Assist Lease Administration in maintaining lease documentation and managing arrears, while supporting broader stakeholder engagement across the Sydney portfolio and delivering ad hoc projects to a high standard as required.
What makes you stand out
The ideal candidate will bring a strong foundation in property management, with the ability to work both autonomously and collaboratively in a fast-paced environment. The following skills and experience are required:
Prior experience in property management, with a background in logistics or industrial assets preferred.
A Bachelor's degree or post-graduate qualification in a property-related discipline, or equivalent industry experience.
Strong ability to interpret lease documents and provide meaningful advice across recoverability of expenditure, maintenance obligations, and makegood requirements.
Broad understanding of applicable legislation and its practical application in a property management context.
Proficiency in Microsoft Office, with experience in SAP, Anaplan and Tableau highly regarded.
Excellent customer service, communication and stakeholder management skills, with the ability to engage effectively across internal and external audiences.
High attention to detail, with a systematic and organised approach to managing competing priorities and delivering work to a high standard.
