Property Services Manager
Position: Full Time
Location: Eldercare Head Office, Eastwood
Remuneration: Salary + KM Allowance + Salary Packaging available
About the Role
Due to the continued growth of our property services portfolio, an opportunity has been created for a Property Services Manager to lead and shape maintenance and facilities operations across multiple Eldercare sites.
Reporting to the General Manager Property, you will lead a team of Senior Property Services Officers and oversee a broader network of trades staff and contractors, ensuring all sites are maintained to an exceptional standard. You will be responsible for the end-to-end delivery of maintenance and facilities services, including planning and prioritising preventative and reactive works, allocating resources, and ensuring timely completion across a diverse property portfolio.
A key focus of the role is driving compliance and governance, ensuring all sites meet aged care accreditation standards, legislative requirements, and essential fire safety obligations. You will lead property-related accreditation activities, conduct audits, and ensure maintenance records, systems and reporting are accurate, up-to-date and support compliance outcomes.
You will play a critical role in financial and operational performance, developing and managing maintenance budgets, forecasting works programs, monitoring spend, and identifying opportunities for cost efficiencies without compromising quality. Working closely with Site Operations Managers and Corporate Services, you will ensure sites are appropriately resourced and maintenance services are aligned to operational needs.
This role also oversees contractor engagement and performance, including sourcing quotes, managing service agreements, and inspecting completed works to ensure quality and value. In addition, you will provide technical guidance and support to your team, drive workforce planning activities such as rostering and leave management, and lead performance, training and development initiatives.
With a strong focus on continuous improvement, you will use property systems and data insights to optimise maintenance delivery, improve response times, and embed a proactive, contemporary facilities management approach across the organisation.
What You Will Bring
- Excellent communication and stakeholder management skills
- Demonstrated experience managing teams, ideally in the maintenance industry
- Relevant trade or construction qualifications, or equivalent industry experience
- Strong working knowledge of compliance, accreditation and safety requirements (preferably within aged care or similar regulated environments)
- Proven ability to manage budgets and resources effectively
- Experience managing construction projects in occupied buildings
- High-level problem-solving skills with the ability to manage competing priorities and meet deadlines
Proactive, systems-savvy with strong attention to detail
Self-motivated, and able to work both independently and collaboratively
- A current South Australian Driver’s Licence and flexibility to travel between sites as required
