Step into a Precinct Manager role where the technical complexity matches the prestige. This is a Senior Facilities Manager position with full precinct accountability, overseeing two premium A-grade commercial towers with retail component for Charter Hall in Melbourne CBD.
You will be responsible for the full facilities management regime across significant NLA, including BMS, critical plant, HVAC and chiller systems, lift infrastructure, fire booster and essential services, and a high-volume contractor network delivering planned and reactive maintenance to an exacting standard.
This is not a role for someone who delegates the technical detail. You will know your plant rooms, own your essential services compliance calendar, and bring genuine rigour to your AS 1851 inspection cycles, NABERS obligations, and WHS framework. Alongside that operational depth, you will also drive project management activity across live development projects and the repositioning of one of the towers. Perfect for a senior commercial FM professional who has grown up in premium towers and is ready to lead at precinct level.
In this role, you will:
Lead a team of 3 direct reports, setting the technical and service standard across the precinct
Manage the full FM regime across two premium A-grade commercial towers with retail component, including BMS monitoring, critical plant, HVAC, chillers, lifts, and fire and essential services
Own your essential services compliance calendar including AS 1851 inspection cycles, WHS obligations, and building regulatory requirements
Manage a dense contractor ecosystem across planned and reactive maintenance, holding suppliers to performance and quality benchmarks
Serve as the key client interface for Charter Hall, translating technical operations into clear strategic advice
Own budgets, contracts, capital works, and lifecycle planning across the precinct
Drive project management activity including development projects and the repositioning of one of the towers
About You You have come up through commercial FM in premium towers and you know what it takes to run complex assets at an institutional standard.
Solid background in commercial facilities management within premium A-grade or institutional-grade office towers, across significant NLA
Deep technical knowledge of building systems including BMS, HVAC, chiller plant, lifts, fire booster systems, and essential services
Demonstrated ownership of AS 1851 compliance regimes, WHS obligations, and building regulatory frameworks
Experience managing NABERS obligations and sustainability performance across a commercial portfolio
Proven contractor management capability across planned and reactive maintenance in a high-volume environment
Proven team leadership with the ability to develop, support, and hold accountable a team of direct reports
Strong client relationship skills and the ability to translate technical operations into strategic stakeholder conversations
Commercial acumen across budgets, contracts, capital works, and lifecycle planning
