What this opportunity involves:
JLL is seeking a Technical Services Pricing Specialist to join our Sourcing & Procurement team. This is a critical role supporting the strategic sourcing agenda for Facilities Management (FM) services, with a particular focus on delivering pricing solutions and sourcing programs for our diverse tenant clients occupying commercial and retail properties.
The primary requirement for this position is strong subject matter expertise in the hard services category, including engineering, maintenance, and building services. While sourcing experience is highly regarded, candidates must demonstrate advanced technical capabilities and real-world experience in managing hard services within an FM context.
This position offers hybrid working flexibility. The successful candidate will be required to attend the office 3 days per week in either Melbourne or Sydney CBD.
Key Responsibilities:
Lead and execute category plans and pricing frameworks for hard services (engineering, maintenance, building services), aligning with tenant client requirements and market best practices across commercial and retail properties.
Conduct comprehensive procurement analyses, supplier market approaches, vendor evaluations, and present data-driven pricing recommendations and sourcing outcomes to stakeholders and executive decision-makers.
Monitor emerging trends, supply chain risks, and new opportunities in FM hard services, incorporating commercial analysis, total cost of ownership, and feasibility studies into pricing strategies to enhance JLL's competitive advantage.
Engage with stakeholders and tenant clients throughout the sourcing lifecycle, fostering transparent relationships and obtaining feedback to drive continuous improvement in pricing and service delivery outcomes.
Deliver multiple concurrent strategic pricing and sourcing initiatives in a fast-paced, high-volume portfolio environment while managing competing priorities with meticulous attention to detail and urgency.
Negotiate critical supply arrangements and contract terms, oversee supplier performance monitoring, and apply risk management and commercial analysis to optimise pricing results and cost efficiency for JLL and clients.
Support contract administration and business development efforts, ensuring effective management of FM services agreements, performance outcomes, and compliance with procurement policies and industry standards.
Report on procurement activity, pricing performance metrics, value delivered, and client satisfaction while promoting the S&P vision to internal and external stakeholders, including clients, vendors, and strategic partners.
Key Skills & Requirements
Deep subject matter expertise in hard services (FM engineering, maintenance operations, asset management) within commercial and retail environments is essential, with sourcing or procurement experience highly regarded.
Bachelor's Degree in Business, Commerce, Supply Chain or Facilities/Engineering discipline, with 3-5 years demonstrated experience in the FM industry and a strong track record in hard services delivery for commercial or retail clients.
Strong exposure to Integrated Facility Management (IFM) principles with depth in hard services procurement, pricing strategies, and sound working knowledge of FM operations, vendor management, and engineering practices.
Proven project management expertise with ability to balance multiple priorities, deliver results as part of multi-disciplinary sourcing teams, and apply Agile principles in sourcing and project delivery.
Excellent written and verbal communication skills with ability to influence stakeholders at all levels, clearly articulating pricing strategy impact, commercial rationale, and outcomes to diverse audiences.
Solid understanding of supply chain performance, contracting, supplier risk management, and facility in commercial analysis including financial modeling and total cost of ownership adapted to client requirements.
Track record of negotiation excellence, supplier relationship management, and competence in problem-solving and vendor dispute resolution with familiarity in contract frameworks and industry best practice.
Relationship-building skills with ability to collaborate across JLL teams and tenant client base, demonstrating flexibility, pro-active approach, and adaptability to evolving portfolio and client needs.
