Wemark Real Estate is a growing real estate agency based in Adelaide's north-eastern suburbs, providing exceptional property management and sales services across South Australia. We are seeking an experienced, full-time Property Manager to join our team and oversee a dedicated portfolio of rental properties.
About the Role
Reporting to the Director, the Property Manager will be responsible for the day-to-day leasing and management of a rental property portfolio on behalf of our property owners. You will ensure high standards of service for both landlords and tenants while maintaining strict compliance with South Australian tenancy legislation.
Key Responsibilities
- Accept and list rental properties, conduct property inspections, and advise prospective tenants on property features and lease terms
- Catalogue and prepare property details for lease, including organizing and placing advertising for vacant properties
- Assess prospective tenants' requirements and match them to suitable available properties
- Collect and manage rental monies from tenants, remitting funds to property owners on an agreed schedule
- Monitor tenancy compliance and address any breaches of lease terms and conditions, including the pursuit of rental arrears
- Prepare and execute residential tenancy agreements in accordance with the Residential Tenancies Act 1995 (SA)
- Liaise closely with property owners regarding rental performance, lease renewals, and property condition
- Coordinate repairs and maintenance with trusted tradespeople to keep managed properties compliant and tenantable
- Maintain accurate tenancy and financial records using property management software (e.g., PropertyMe, RentManager, or Console)
About You
- Minimum 3 years of experience in property management, ideally within the South Australian market
- Sound knowledge of the Residential Tenancies Act 1995 (SA) and tenancy compliance processes
- Strong organizational skills with the ability to manage a busy portfolio independently
- Excellent communication and interpersonal skills
- Proficiency with property management software
