Purpose of the Role
BGIS is seeking an Assistant Property Manager to support the delivery of high-quality property management services across a diverse government property portfolio. Reporting directly to the Senior Property Manager, you will work collaboratively with Property Managers, clients, tenants and internal teams to support effective tenancy management, lease administration and positive property outcomes.
This role has a strong residential property focus, with exposure to commercial properties, providing an excellent opportunity to develop your knowledge across different lease structures, tenancy arrangements and property management practices.

Key Responsibilities
- Support Property Managers with allocated portfolios, including tenant insurance certificates, rent increase notices, lease/licence documentation and tenant communications.
- Assist with rental collection processes, reporting and maintaining accurate property records.
- Maintain lease registers, property documentation and data integrity within property management systems.
- Coordinate routine property inspections in collaboration with Maintenance teams and relevant stakeholders.
- Support Property Managers with day-to-day administration, reporting requirements and general team activities.
- Provide leave coverage and assistance across the wider Property Management team when required.
- Build positive relationships with tenants, clients, contractors and internal stakeholders to support a high level of service delivery.
- Ensure property processes are completed accurately and in line with contractual requirements, legislation and organisational standards.
Education, Experience & Skills
Essential:
- Previous experience within a corporate real estate, property management or similar environment.
- Current Victorian Agent’s Representative registration or Victorian Estate Agent’s Licence.
- Current Australian Driver’s Licence.
- Strong communication and interpersonal skills, with the ability to build positive relationships with a range of stakeholders.
- Ability to manage competing priorities, respond to change and adopt a flexible approach to challenges and opportunities.
- Strong attention to detail with the ability to maintain accurate records and documentation.
- Experience using property management systems and Microsoft Office applications.
Desirable:
- Knowledge and experience of relevant legislation including the Residential Tenancies Act, Retail Leases Act and Property Law Act.
- Experience managing government or large-scale property portfolios.
- Experience using property management information systems.
- Strong financial understanding and commercial awareness.
- Tertiary qualifications in Property, Commerce, Business or a related discipline.

This position is based in Melbourne CBD, conveniently located close to public transport.
The role offers a hybrid working arrangement, with three days based in the office and two days working from home, supporting both collaboration and flexibility.
