The National Manager, Portfolio Management - Retail is accountable for the overall performance of the Property Portfolio within their remit. Working with the Retail Asset Management Leadership Team, this role will ensure a shared understanding of the vision and strategy of the Mirvac Group and Retail Investment Strategy and apply, manage and deliver on the strategy and Strategic Asset Plans across the retail portfolio in a consistent way.
As a leader of leaders, this role will ensure consistency and effective collaboration and high engagement across the portfolio, to ensure we are maximizing the returns to our owners. This role requires strengths in both commercial and leadership skills.
What you'll be doing:
- Lead a culture of accountability and high performance, acting as an ambassador for Mirvac’s values, ensuring strong levels of engagement, retention and cross-business collaboration.

Provide leadership to portfolio managers and their teams, this includes resource management to achieve optimal and efficient team structures, overseeing goals and objectives (KPI’s), knowledge sharing & input into capability development of people, communication to foster engagement, and succession planning.
- Drive the consistent national approach, development and execution of the 10-year asset strategy via the Strategic Asset Plan, ensuring alignment and engagement with fund (and where relevant, the co-owners), technical services, asset and property management teams in order to align with the fund strategies and KPIs.

Ensure governance of Property Management agreements (inclusive of renewals and onboarding of new assets/divestments), this includes responsibility for setting, maintaining and managing costs within the corporate P&L for the specific asset management cost centres.
- Maximise profit through optimising revenue and ensuring optimal allocation of resourcing across portfolio teams.

Collate and report Portfolio-level performance analytics (NOI drivers, variance analysis)
- Drive a culture of Data-led decision making and insight generation

Oversight of leasing strategy alignment with asset plans. Work closely with the Director of Retail Leasing and align on Income mix optimisation
- Contribution to deal strategy and valuation outcomes

Lead Customer strategy as a value driver (footfall, spend, dwell time), oversea marketing / activation strategy and Experience-led asset repositioning

Drive cross business collaboration to ensure standardised process, procedures and system adoption and usage to maximise efficiencies, information sharing and an integrated approach to operational expertise, ensuring business and customer solutions are embedded into and are driving portfolio outcomes.

Cultivate a customer centric culture and drive strong engagement with all key stakeholders in line with the Mirvac Values.

What you'll bring:
- Retail Asset Management experience essential
- 15+ years in relevant Investment/Asset Management roles

15+ years of leading large, multi site/multi discipline teams
- Relevant tertiary level qualifications in property economics or finance Exceptional communication (written & verbal) and interpersonal skills

Empathetic and adaptive leadership skills

Working collaboratively across all asset classes and teams across Mirvac Group, and sharing learnings with employees and leveraging their experience

P/L Management and an understanding of business profitability drivers
