What this opportunity involves:
As an Engineering Manager you will be responsible for the A Grade commercial asset and the services that ensure safe operations and comfort to the occupants.
The role provides hands-on leadership of engineering services operations, with a focus spanning energy sustainability, ongoing building commissioning and operational improvements, strategic delivery of lifecycle asset planning, project management, through to the daily operation of all property services with a focus on sustainable and economic performance and constant improvement.
Location: Parramatta Square, 1 Smith Street.

Overview of the role:
Lead and manage the site operational team and third-party service providers, ensuring efficient prioritization and completion of all operational activities and small to mid-size projects.
Drive sustainability performance by collaborating with engineering leadership to achieve NABERS Energy and Water targets, implementing improvement programs and managing site-based sustainability forums.
Maintain strong client relationships through regular updates, formal reporting, meeting attendance, and professional guidance to the operational team on service delivery standards.
Ensure full compliance with statutory requirements, including obtaining certifications for essential services, preparing annual Fire Safety Statements, and maintaining all regulatory documentation.
Manage Environmental, Occupational Health and Safety requirements, including contractor inductions, risk management plans, Safe Work Method Statements, and audit program actions.
Coordinate effective maintenance management through periodic building inspections, specialist contractor oversight, and procurement of materials to minimize tenant disruption.
Provide high-level customer service to building tenants through direct engagement, tenant meetings, issue resolution updates, and communication of building initiatives.
Prepare and manage annual operational and capital works budgets in collaboration with stakeholders, with quarterly monitoring and updates.
Oversee tender preparation, contract documentation, and pricing for property works and services in accordance with client requirements and established procedures.
Deliver comprehensive reporting including REST quarterly reports (Engineering and Operations section), operational performance metrics, audit compliance, and management review obligations.
