We handle projects of all sizes from an independent property to multiple residential towers. We assist property owners and strata managers in maintaining every facade of buildings. We act as the middle person between Strata Manager and Owners Corporation. We currently maintain 11 major portfolio in the Sydney metropolitan region. We are potentially looking to expand our portfolio and require a full-time experienced Office Manager.
We have strong expertise in the following key areas:
· Control of key and access systems
· Supervision of communications systems
· Reporting and advising the owners corporation of all building issues
· Supervision of contractors
· Control of furniture and goods entry and exit
· Enforcement of by-laws and rules relating to the property
· Attending owners corporation and other relevant meetings

Salary: $85,000 - $95,000 per year plus Superannuation

Roles and Responsibilities
Office duties
· Ensure the maintenance of office equipment and supplies and oversee facility upkeep to maintain a safe and functional workspace.
· Demonstrate strong organizational, time management, and communication skills, as well as proficiency in Microsoft Office Suite and relevant office software.
· Effectively allocate financial resources and equipment to ensure optimal utilisation and cost-effectiveness.
· Assist with invoices, claims, purchase orders, and subcontractor documentation.
· Schedule meetings, appointments, and deliveries.
· Liaise with professionals and external stakeholders.
· Support management with reports and general administrative duties.
· Knowledge of subcontractor engagement. Coordinate with subcontractors, suppliers, and clients.
· Sourcing quotes, negotiating service contracts for cleaning and landscaping.
· Logging maintenance requests and prioritizing them for third-party contractors.
· Ensure common areas and administrative procedures comply with local work health and safety (WHS) regulations and company policies and procedures.
To be successful in this role you must have the following skills and qualifications:
Relevant / experience: Minimum 2 years of experience as an Office Manager or equivalent.
Minimum Qualification: Bachelor's degree.
Additional Requirements:
· Ability to work flexible hours including weekends
· Have a valid NSW Driver Licence
· Previous experience in office management
· Ability to multitask and work under pressure
· High attention to detail and problem-solving skills
· Strong communication skills in the English language; both written and verbal
Pay: $85,000.00 – $95,000.00 per year
