- Research, consult with management, sales agents, property managers and administrative staff to understand business needs and develop suitable software solutions for the real estate business.
- Analyse existing property management, sales, leasing and customer relationship systems to identify technology limitations, process gaps and opportunities for automation.
- Design, develop and maintain internal software applications to support property listings, client enquiries, rental applications, inspections, maintenance requests, lease agreements and sales workflows.
- Develop and maintain program code for real estate systems in line with business requirements, system designs, technical specifications and quality standards.
- Build and maintain integrations between the agency’s CRM, property management platforms, accounting systems and third-party property portals such as Domain, Realestate.com.au and REA XML feeds.
- Develop automated workflows for lease renewals, tenancy notices, inspection reminders, rental payment notifications, vendor reports, trust-account processes and follow-up communications.
- Design, maintain and optimise databases containing property listings, landlord details, tenant records, buyer enquiries, sales history, rental information and inspection data.
- Test, debug, diagnose and correct system errors, data issues and application faults to ensure all real estate platforms operate accurately, securely and efficiently.
- Perform functional, integration and regression testing for new software features, CRM updates, property portal integrations and internal system upgrades.
- Manage testing and automation of software deployments to minimise disruption to property managers, sales teams and clients.
- Prepare and maintain technical documentation, user guides, system procedures and training materials for staff using property management and sales systems.
- Provide technical advice to management regarding software purchases, CRM upgrades, property management tools, automation solutions and digital transformation strategies.
- Collect and analyse operational metrics, including enquiry volumes, inspection bookings, rental applications, listing performance and staff usage of internal systems.
- Develop continuous improvement strategies to improve the efficiency, reliability and user experience of real estate software and business processes.
- Create and maintain tools to support software management, data monitoring, reporting, security and business continuity.
- Implement access controls, encryption and secure data-handling processes to protect sensitive client, tenant, landlord and property information.
- Identify and mitigate risks, security vulnerabilities, data anomalies and system performance issues throughout the software development lifecycle.
