Location: Kallangur, Queensland 4503
We are seeking an enthusiastic and experienced couple to manage the daily operations of a residential complex (148 townhouses, 131 letting). Flexible start (potential to accommodate a sooner start).
About the Role
There are two aspects to the role which would suit a couple, who would be responsible for the following, including, but not limited to:
Property Manager:
- Answering tenant/landlord enquiries
- Market available properties and coordinate open homes and private inspections
- Lease renewals, including holding open homes for re-letting properties and selecting new tenants
- Manage all types of property inspections and reporting (entry, routine, and vacate)
- Managing and coordinating maintenance/repair requests
- Processing bills, water bills, council rates & Body Corporate levies for landlords (on charging water consumption to tenants)
- Issuing all notices where required
- Managing Body Corporate tasks (i.e. organising annual termite inspections and issuing notices to tenants/owners)
- Preparing & attending QCAT if required
- Maintain positive and professional relationships with Body Corporate committees, owners, residents, and contractors
- Attend Body Corporate meetings when / if required
- Manage contractors when / if required
- Ensure compliance with real estate legislation, ethical standards, and industry regulations
Gardener / Caretaker:
Responsible for all tasks outlined in the Caretakers Agreement (provided upon application), such as, but not limited to:
- Report common property maintenance issues promptly and arrange repairs as required
- Perform frequent inspection of townhouses and monitor by-laws
- Mowing and whipper-snipping common areas
- Weeding, trimming bushes and trees, and hedging
- General garden and grounds maintenance
- Handy man repairs/tasks
- Cleaning two pools (no chemical testing required)
- Managing site keys and placing them in lockboxes for contractor or tenant access when required
To be successful in this role, you must:
✔ Hold a current Real Estate License (mandatory)
✔ Hold a valid driver’s license and have a vehicle
✔ Experience with Software Program Ailo (not mandatory but favorable)
✔ Have a solid understanding of real estate legislation, ethics, and industry standards
✔ Possess a minimum of 1 to 2 years onsite/real-estate experience
✔ Be proficient in DocuSign, Realworx, Microsoft Excel, Word, and Outlook
✔ Demonstrate strong communication and organizational skills
✔ Have excellent attention to detail and the ability to work independently
✔ Hold Australian Citizenship or Permanent Residency

$115,000 including super
+ reduced rent ($400/wk) for onsite managers’ residence (3 bedroom + 1 office/study, 2-bathroom, 2 car park garage) valued at ~$44,200.
