Belmadar is currently seeking a hardworking, industry-leading and dedicated Senior Project Manager. As the leader of our construction team, you will have the opportunity to successfully oversee the projects from construction through to handover. This role will see you managing consultants, contractors, project resources and programmes to deliver the project to the highest quality, sustainability, and safety standards. In addition, you will manage the entire procurement and construction process, resolving design, construction, team, and stakeholder issues.
The Role:

Ensure the WHS system and safety management plan have been implemented and followed.

Development of the risk assessment matrix for the project.

Involvement in WHS consultation, including toolbox talks.

Monitoring Belmadar and Subcontractor SWMS for compliance and reporting deficiencies to the project site manager.

Participate in regular (at least fortnightly) site safety and environmental inspections on-site.

Ensure the environmental management plan has been implemented and maintained.

Develop good client relationships and proactively manage client expectations.
-
Manage design process on D&C projects in a timely and cost-effective manner.
-
Hold and minute design meetings with the client and project consultants.
-
Ensure additional cost and time due to client design changes are identified and submitted within the time frames stipulated in the main contract.

Ensure design documents are value engineered to maximise cost savings and improve Belmadar’s bottom line.

Ensure all design documentation is complete to meet timeframes within the procurement schedule and construction program.

Coordinate architectural, structural and services documentation before issuing for subcontractor pricing or client approval.
-
Ensure all tender documents issued to subcontractors are based on “for construction” documentation and that the subcontract issued reflects this.

Initiating and scoping subcontractor packages for the Construction Director (CD) or Managing Director (MD) review, approval and sign-off.

Prepare and draft subcontracts for CD or MD review.

Developing and maintaining the project construction program.
-
Tracking of construction program progress on site.
-
Monitor procurement against the construction program to ensure subcontractors and materials are on-site when needed.

Prepare and submit head contract claims.
-
Identify, document and price contract variations in accordance with the main contract conditions for review by the CD or MD.

Prepare extension of time (EOT) and delay claims in accordance with the main contract conditions for review by the CD or MD.

Undertake monthly financial forecasting using Belmadar financial costing system – Viewpoint Construction Software (Jobpac).

Manage the project budget and keep the CD aware of the project's financial position.

1st Approval of supplier/subcontractor claims ready for 2nd Approval by the CD or MD.

Finalisation of the subcontract and deed of release.
-
Provide technical advice to the site team as required.

Undertake internal site team meetings and subcontractor coordination meetings (on at least a fortnightly basis).

Manage the ITP process by reviewing specifications against subcontractor submissions for compliance.

Communicate QA expectations and report sub-contractor poor performance to CD or MD.

Develop Monthly Project Reports.

Identify design issues and deficiencies in the contract documents.
-
Ensure corrective action is implemented on all deficiencies identified.

Ensure all disputes are quickly resolved or reported to the CD or MD.
- Provide monthly progress reports as required by the CD or MD.

Mentor younger, less experienced staff.
Skills and Experience Required:

Minimum ten (10) years of construction experience
-
Extensive experience in managing complex projects, ideally within a similar building environment.

Proficiency in maintaining key client relationships.
-
A strong head contract background.
-
Advanced ability to plan, manage and deliver multiple projects.
-
Must possess strong interpersonal and communication skills, demonstrated project management skills, effective negotiation skills and decision-making abilities.

Must be proficient in PC applications, including Microsoft Word, Excel and Project, as well as e-mail and Internet searches.

Proven track record in the implementation and monitoring of WHS, Environmental and Quality Assurance requirements
