Key Responsibilities: -
Manage daily building operations, including supervising on-site staff (concierge and cleaning) and contractors.
- Conduct quarterly building inspections and produce detailed reports on common areas, facilities, and maintenance needs.
- Act as the main point of contact for all building-related matters and liaise with the Strata Committee.
- Maintain accurate records in the Building Management Software (MYBOS), including asset registers and maintenance schedules.
- Oversee contractor management, including work orders, licenses, insurance, and safe work method statements.
- Manage security systems, access control, and emergency procedures.
- Coordinate with trades for ongoing and new remedial projects.
- Conduct a quarterly meeting with each Committee to provide updates on the ongoing and any new issues.
- Manage the AFSS compliance.
- Implement building signage, notices, and resident communication systems.
- Prepare and submit regular reports, including Open Request reports and incident reports.
Qualifications and Experience:
- Minimum 2 years of experience as a Building Manager in a multi-strata residential building.
- Strong knowledge of strata property management, building codes, and WHS regulations.
- Proficiency in Building Management Software and Microsoft Office Suite.
- Excellent communication, organisational, and problem-solving skills.
- Relevant certifications (e.g., Strata Management, Building Management) are highly desirable. Reporting to
