We are seeking an experienced and motivated Property Manager to join our tight-knit team in a family-run real estate business. This is a permanent part-time position, working 3 days per week - Monday, Wednesday and Friday. (Flexibility for the right applicant).
As our Property Manager, you will be responsible for managing a residential rental portfolio of approximately 40+ properties, delivering exceptional service to both landlords and tenants while ensuring compliance with current and evolving legislation and company procedures. You will also play an important role in conducting rental appraisals and generating new business opportunities.
Key Responsibilities
Your duties will include, but are not limited to:
- End-to-end management of a residential rental portfolio
- Conducting ingoing and outgoing condition reports
- Managing maintenance requests and coordinating tradespeople
- Handling lease renewals, rent reviews and tenancy agreements
- Arrears management and tenancy issue resolution
- After-hours emergency phone
- Liaising with landlords, tenants and contractors
- Preparing VCAT applications and representing the agency at VCAT when required
- Ensuring compliance with current Residential Tenancies legislation
- Conducting rental appraisals and securing new rental managements
- Sourcing and procuring new rental properties
Skills & Experience
To be successful in this role, you will possess:
- Previous Property Management experience (essential)
- Ability to independently manage a portfolio of 40+ properties
- Experience conducting in-person rental appraisals and signing new managements
- Proven ability to source and secure new rental business
- Strong organisational and time management skills
- Excellent written and verbal communication skills
- Strong attention to detail and problem-solving abilities
- Agent's Representative Certificate or Estate Agent qualification
- Current driver's licence and reliable vehicle
Business Development (BDM) experience is highly regarded but not essential.

Salary
$36 per hour + Superannuation + Car Allowance + Bonuses
