Role Overview
We are seeking an experienced Commercial Real Estate Director to lead our commercial property investment, leasing, asset‑management, and development strategy. The Director will be responsible for growing and optimising our commercial real estate portfolio, driving revenue, and ensuring alignment with our overall business and financial objectives.
Key duties and responsibilities
- Develop and execute the company’s commercial real estate strategy, including acquisitions, divestments, leasing, and asset‑management plans.
- Identify and evaluate new investment opportunities in commercial property (office, retail, industrial, mixed‑use), conducting feasibility studies, financial modelling, and risk analysis.
- Lead leasing and tenant management for commercial assets, including negotiations with tenants, landlords, and brokers to secure high‑quality leases and occupancy levels.
- Oversee property performance and portfolio analytics, tracking occupancy, rent rolls, operating expenses, and capital‑expenditure plans to maximise net operating income.
- Manage relationships with external partners, including agents, property managers, valuers, lenders, lawyers, and consultants.
- Provide commercial and strategic real estate advice to senior leadership and the board, producing reports on market trends, asset performance, and portfolio risk.
- Ensure compliance with relevant legislation, awards, and regulations (e.g., Fair Work, planning and environmental rules, and lease‑specific covenants) across all commercial properties.
- Lead, mentor, and develop a team of leasing managers, asset managers, and support staff, fostering a high‑performance culture within the commercial real estate function.
Skills and qualifications
- Education: Bachelor’s degree in Real Estate, Property, Finance, Business, or a related field. Postgraduate qualifications (e.g., MBA, MR, or relevant certifications such as MRINZ, MRPI, or similar) are highly desirable.
- Experience: Minimum 8–10 years of experience in commercial real estate, including at least 3–5 years in a senior leadership or director‑level role (e.g., Director of Commercial Leasing, Head of Commercial Assets, or Real Estate Manager).
- Commercial acumen: Strong understanding of commercial property financials, including lease structures, yields, NPV/IRR, rent reviews, and capital‑stacks.
- Negotiation and relationship management: Proven ability to negotiate head leases, tenancy agreements, and commercial contracts with internal and external stakeholders.
- Leadership and communication: Excellent leadership, presentation, and interpersonal skills, with the ability to influence senior executives and cross‑functional teams.
- Technical skills: Proficiency in financial modelling, property software (e.g., Yardi, MRI, or similar), and Microsoft Office; experience with data analytics tools is a plus.
- Licence and compliance: Current real estate licence or certificate of registration (as required by the relevant state authority) and awareness of local planning and tenancy laws.
Pay: $70.00 – $100.00 per hour
