The Short-Term Rental Accommodation Manager takes full operational command of the regional holiday letting and short-term accommodation portfolio. This role is responsible for planning, directing, and controlling accommodation operations, guest reservation strategies, and property maintenance schedules.
As the operational leader, the Short-Term Rental Accommodation Manager oversees housekeeping, and trade contractors to ensure all properties consistently achieve pristine, high-level presentation standards. By overseeing strict guest screening, optimising booking workflows, and enforcing local regulatory compliance, the role directly manages the asset performance and end-to-end hospitality standards of our growing portfolio.
Key Responsibilities
Manage booking calendars across Airbnb, Stayz, and Booking.com, and direct channels. Handle guest enquiries, run background/screening checks to protect owners' investments.
Responsible for all guest communications from pre-arrival to post-departure, resolving any issues promptly to secure high ratings.
Supervise and schedule professional room cleaning and linen changes between guest stays to maintain hotel-style standards.
Conduct quality control inspections of properties to verify presentation, amenities, security arrangements, and setup is suitable and tailored for guests. Proactively identify any maintenance needs.
Coordinate with external maintained contractors (electricians, plumbers, landscapers) to ensure minimal disruptions to guest bookings.
Maintain stock levels for guest amenities, cleaning supplies and linen inventories.
Direct, roster and monitor the performance of housekeeping staff and local operational teams
Ensure all staff and contactors follow work health and safety guidelines while on-site.
Ensure all properties strictly comply with local council rules, fire safety standards, and NSW short-term rental regulations.
Meet regularly with Director to discuss portfolio occupancy rates, guest feedback and
operational costs.
Required Skills and Experience
Relevant formal qualifications and training certifications
Minimum 3-5 years of practical experience in short-term rental operations, holiday letting, or hotel front-office management.
Confident using Property Management Software (PMS) like Guesty, Hospitable, or similar
channel managers, alongside major OTA platforms.
Exceptional communication style. Capable of handling difficult guest situations with empathy and managing trades efficiently.
A calm, proactive approach to unexpected issues (e.g., last-minute cancellations, maintenance emergencies).
A valid Australian Driver’s License and a reliable vehicle are required to manage travel between our regional properties.
Pay: $80,000.00 – $85,000.00 per year
