YNM Real Estate is looking for a motivated, organised and professional Property Manager / Property Officer to join our team.
This is a hands-on role responsible for managing the day-to-day operations of a residential property portfolio, building strong relationships with owners and tenants, coordinating maintenance, conducting inspections and ensuring properties are managed efficiently and in accordance with NSW tenancy legislation.
The successful candidate will be someone who takes pride in their work, communicates well, has excellent attention to detail and is confident dealing with owners, tenants, tradespeople, strata managers and other industry professionals.
Key Responsibilities
- Manage a portfolio of residential properties from lease commencement through to vacating.
- Maintain strong and professional relationships with property owners and tenants.
- Respond to owner and tenant enquiries promptly and professionally.
- Manage rent payments, arrears and rental adjustments.
- Prepare and manage residential tenancy agreements, renewals and lease documentation.
- Coordinate routine inspections, entry notices, vacate inspections and property condition reports.
- Organise and follow up maintenance and repairs with tradespeople.
- Obtain quotes and seek owner approval for maintenance and capital works where required.
- Liaise with strata managers, building managers, contractors and suppliers.
- Handle tenant maintenance requests and ensure issues are followed up through to completion.
- Monitor lease expiry dates and assist with lease renewal and rent review processes.
- Coordinate advertising and leasing of properties, including arranging inspections and assisting with applications.
- Assist with tenant selection, application processing and lease preparation.
- Manage the vacate process, including final inspections, cleaning, repairs, bond claims and release of bonds.
- Maintain accurate property records and ensure all documentation is up to date.
- Ensure properties are managed in accordance with NSW residential tenancy legislation and YNM Real Estate procedures.
- Assist with owner statements, invoices, maintenance records and general property administration.
- Provide owners with regular updates regarding their properties.
- Identify opportunities to improve rental returns and maintain the presentation and value of managed properties.
What We Are Looking For
- Previous experience in property management is preferred.
- Strong knowledge of, or willingness to learn, NSW residential tenancy legislation.
- Excellent communication and customer service skills.
- Strong organisational and time-management skills.
- High attention to detail.
- Ability to manage multiple properties, tasks and deadlines.
- Professional presentation and confident communication.
- Ability to work independently while also being a strong team player.

- Current NSW Certificate of Registration or Real Estate Licence is preferred.
Pay: $58,314.85 – $75,000.00 per year
