Expression of Interest
BGIS is inviting expressions of interest from experienced Property Managers who would like to be considered for upcoming opportunities within a significant Victorian Government property portfolio.
As our partnerships continue to grow, we anticipate expanding our Property Management team to support a diverse portfolio of residential and commercial properties across Victoria. Reporting to the Senior Property Manager, you will work closely with clients, tenants and internal teams to deliver responsive property management services while maintaining strong compliance, tenancy and lease outcomes.

Key Responsibilities
- Manage residential and commercial lease and licence agreements, including new leases, renewals, variations and surrenders.
- Support tenancy enquiries and requests while providing timely updates and recommendations to stakeholders.
- Coordinate rent reviews, lease compliance and tenancy obligations across an allocated property portfolio.
- Maintain accurate lease registers, property records and management information systems.
- Work collaboratively with maintenance teams to coordinate inspections, property condition reports and maintenance obligations.
- Undertake routine property inspections using a shared pool vehicle where required.
- Prepare documentation and assist with tenancy matters, including representation at relevant property forums when required.
- Build positive relationships with tenants, client representatives and internal teams to support high-quality service delivery.
Education, Experience & Skills
Essential
- Demonstrated experience within property management, corporate real estate or a similar property environment.
- Sound understanding of relevant Victorian property legislation, including the Residential Tenancies Act, Retail Leases Act and Property Law Act.
- Experience preparing and managing lease documentation and tenancy matters.
- Excellent communication and relationship-building skills with a collaborative approach.
- Strong organisational skills with the ability to manage competing priorities and maintain accurate records.
- Victorian Agent's Representative Registration or Estate Agent's Licence.
- Current Victorian Driver's Licence.
Desirable
- Experience working across both residential and commercial property portfolios.
- Knowledge of property management information systems.
- Tertiary qualifications in Property, Commerce, Business or a related discipline.
- Experience interpreting property performance data and preparing reports.
Workplace Flexibility
This permanent position will be based in Melbourne CBD , close to public transport, with a hybrid arrangement of three days in the office or on site and two days working from home . A shared pool vehicle will be available for property inspections and site visits.
