What this opportunity involves:
The Facilities Manager/Account Lead is responsible for managing service delivery across the NetApp account within the FMOD business unit. The role serves as the primary operational lead, managing 3 staff ensuring the client sites are managed from compliance and maintenance through to financial oversight and client relationship management. This position acts as the key point of contact for clients and stakeholders, managing all aspects of facility operations including preventative and reactive maintenance programs, contractor performance, and budgetary control and staff management. The FM/Account Lead will play a central role in maintaining service excellence, ensuring consistent, high-quality service outcomes across the portfolio.
This role represents a critical operational function, supporting client confidence, operational efficiency, and compliance integrity across the client sites. The position requires travel to sites and direct management of a team of 3 reports, working closely with Account Managers and support teams to exceed service delivery expectations.

What this job involves:
Build and manage relationships with occupiers and clients, ensuring service delivery exceeds expectations across your portfolio of buildings according to agreed scope of work.
Ensure full compliance with Essential Services, Building Code of Australia, Australian Standards, Disability Discrimination Act, OH&S, environmental regulations, and risk management policies through annual inspections and hazard audits.
Manage property incidents proactively, implementing control measures and overseeing OH&S consultants to maintain statutory compliance and best practice in areas like asbestos control and essential safety measures.
Schedule and oversee preventative maintenance programs, managing third-party suppliers and contractors across mechanical, electrical, hydraulic, security, and fire systems while monitoring performance against KPIs.
Coordinate non-routine maintenance through competitive quotation processes and regular supplier meetings, providing monthly work-in-progress reports to ensure timely completion and value delivery.
Manage financial processes including purchase orders, invoice approvals, overdue payment resolution, and monthly expenditure analysis to maintain budget control and supplier relationships.
Prepare and monitor budgets for repairs, maintenance, and capital works, providing monthly reports, quarterly forecasts, and annual budget input with accurate facility cost code tracking.
Interface daily with tenants and vendors to maintain smooth building operations, respond to information requests, and facilitate works across the property portfolio.
Collaborate with FM On Demand and account teams to deliver consistent service levels across IFM accounts while contributing to continuous improvement initiatives and sustainability programs.
Comply with all JLL and client policies, fostering a team environment that supports cooperation, performance excellence, and personal success across all facilities management activities.

7 to 10 years property management experience or 5+ years in a related field
FM or Technical qualifications preferred but not mandatory.

Ability to deal with a variety of issues concurrently, within tight operational deadlines.
