What this opportunity involves:
We are seeking an experienced Property Manager to manage a significant portfolio across NSW and QLD for one of our most valued clients. This is your chance to work alongside industry-leading professionals while overseeing a diverse portfolio that spans financial performance, stakeholder management, compliance, operations, and strategic reporting.
The successful candidate will play a pivotal role in optimising asset performance and delivering measurable results for our client. You can be based in our office in either Sydney CBD or Parramatta with ability to travel to sites as required.
Key Responsibilities:
- Prepare and manage portfolio budgets, forecasts, outgoing reconciliations, and annual wash-ups to maximise rental income and deliver on financial targets

Execute lease administration including rent reviews, arrears management, security bond management, and authorise invoices within delegated authority

Lead lease negotiations for renewals, prepare deal analysis, and draft Heads of Agreement for client approval

Contribute to strategic asset management plans and quarterly business plan updates aligned with fund and client objectives

Act as primary contact for tenant liaison, handling queries and complaints to maintain positive client relationships and data integrity in Salesforce

Coordinate with Property Services and Engineering teams on operational requirements and capital expenditure projects

Lead property valuation coordination by preparing all supporting documentation and responding to valuer requests

Compile regular and ad-hoc portfolio reports covering financial, building, and lease management matters for the client
Key Skills & Requirements

Class 2 NSW Real Estate Licence (mandatory)

Minimum 3 years' experience in commercial and industrial property management

Strong financial acumen with thorough knowledge of accrual accounting
-
Proven track record of delivering friendly, timely, and effective service to clients, tenants, and contractors
-
Demonstrated ability to make sound decisions, resolve problems, and implement solutions that improve operations
-
Excellent relationship-building and communication skills across all stakeholder levels
-
Strong time and resource management capabilities with ability to set stretch targets and monitor performance
