BGIS is seeking expressions of interest from experienced Maintenance Managers who are interested in joining our expanding Property & Facilities team in Melbourne.
As we prepare for exciting opportunities within a significant government property portfolio, we are building a talent pool of maintenance professionals who enjoy working collaboratively to deliver exceptional service across a diverse portfolio of predominantly residential properties, with some commercial assets.
Reporting to the Operations & Minor Works Manager, you will work closely with Property Managers, subcontractors and client stakeholders to coordinate maintenance programs, oversee contractor performance, support financial outcomes and ensure properties remain safe, compliant and well maintained.
The ideal candidate is organised, approachable and solutions-focused, with strong relationship-building skills, sound maintenance knowledge and a genuine commitment to working as part of a supportive, collaborative team.
Key Responsibilities
- Coordinate planned and reactive maintenance across a diverse residential and commercial property portfolio.
- Work closely with Property Managers to complete inspections, identify maintenance priorities and coordinate works.
- Build positive relationships with tenants, residents, contractors and client representatives while providing responsive customer service.
- Coordinate subcontractors to ensure works are completed safely, efficiently and in line with contractual timeframes and quality standards.
- Prepare budgets, scopes of work, reports and financial information while monitoring portfolio performance.
- Support procurement activities, contractor engagement and maintenance programming.
- Maintain compliance with legislative requirements, BGIS systems and HSEQ processes.
- Contribute to sustainability initiatives and continuous improvement opportunities across the portfolio.
Education, Experience & Skills
Essential
- Experience managing maintenance programs within facilities management, property management or similar built environment settings.
- Experience coordinating contractors and multiple maintenance activities across varied property portfolios.
- Knowledge of building maintenance, compliance requirements and contractor management.
- Strong organisational skills with the ability to manage competing priorities and contractual deadlines.
- Well-developed communication and stakeholder engagement skills.
- Experience managing budgets, quotations, invoicing and financial reporting.
- Proficiency using Microsoft Office and CMMS or other maintenance management systems.
- Qualifications or equivalent experience in Facilities Management, Maintenance Management or a related discipline.
Desirable
- Experience working across government or large, diverse property portfolios.
- Knowledge of residential tenancy environments alongside commercial properties.
- Experience in sustainability, environmental or energy management initiatives.
- Trade qualification or Engineering qualification.
Workplace Flexibility
This permanent position is based in Melbourne CBD , close to public transport, with a combination of office-based work and regular travel to client sites.
You'll typically spend two days in the office and three days visiting properties , with a fully maintained company vehicle provided.
The successful candidate will be required to complete a National Police Check and obtain a Working with Children Check .
